I) A Trafficlmpact Study is required. The previously TIS submitted in March, 2005 needs to be revised and updated. 2) Sheet 5 needs to show all surrounding street and traffic control features as in Sheet I. 3) The application plans need to depict how the existing street features and traffic controls would be revised to serve the proposed development; generic notes such as "TRAFFIC EQUIP TO BE RELOCATED" are not adequate. 4) On-Site Traffic Circulation a) It appears that a WB-40 truck may not be able to maneuver into the north loading dock. Ifthis were possible, the wheel tracking path depicted on Sheet 5 demonstrates that it would be impossible for another WB-40 truck to exit the loading area while the first remained at the north dock, b) A passenger car with 21-foot turning radius would not be able, to exiting the northernmost phannacy drive-up lane by making a U- Twn. . c) Two queued vehicles waiting to exit the site onto Pioneer Parkway would effectively block the northerly entrance to the phannacy drive-up and the northbound exit lane for 'the eastside Walgreen's parking lot. Even ifthis access were not blocked, a northbound vehicle trying to exit the east~ide Walgreen's parking lot and go north on Pioneer Parkway would not be able to maneuver into the proper lane for making the left-turn onto the Parkway.' , ~
