Trip Generation - The amount of site development a,ssumed in the traffic study needs to match what is proposed in the application, For the Walgreen's, bank/credit'liiiion and other commercial shown, it is OK to use ITE . . Code 820 Shopping Center as has been done.' , !:Iwy 12(i EB Ramn & Pioneer Parkway: - The lane geometry used in the 2008 analysis should be the same as what is shown in the 2018 analysis (dual southbound left-turn lanes etc.). '0' Street & Pioneer Parkwav - The intersection geometry does not allow concurrent north/south left-turn signal phasing. Pioneer Plaza & Pioneer Parkwav ~ The existing inthsection geometry does not allow concurrent north/south left-turn signal phasing, nor does the design with the proposed northbound left-turn lane. Either Ihe signal analysis needs to be changed to reflect this condition or the proposed intersection design needs to be revised so that the assumed signal phasing is possible. The site plan drawing has the same shortcomings as previous submittals, i,e, lack of design detail for proposed intersection/signal modifications. The drawing is rather schematic yet the traffic analysis is assuming a certain operation that relies on some very specific intersection features, I think this is an area where you might consider using your traffic engineering. consultant tq'odevelop design details for proposed intersection and signal modifications, We need enough detail to see how you propose to modify these facilities, Another good reason for developing this detail is to understand the scope and cost of street and traffic signal modifications that would be necessary to implement your proposal.
