We the undersigned would like the following comments to be considered on the proposed Horton
subdivision located off South 56'h Street in Sprillgfield.
I. Access. The Royal Ridge subdivision has only one of its 42 lots still unbuilt, adding another
12 homes in Lauren Estates Subdivision with the,one access off Glacier onto 57th will make
gc.tting out of the subdivision even more difficult than it is now.
2. Lot sizes. For the panhandle lots, is the non-buildable access road figured into the square
footage shown on the map? Without the access square footage do all the lots mect the
minimum requirements? . . .
3. Drainage. Currently water from the property t6'the south drains onto the south-east end of
our property as well as along the fence line of this development. During heavy rains there has
, been a regular stream running therc.
4. Siting of the homcs on the lots. Does the city still maintain control on how close these new
homes will be to our property line? .
5. Will any existing trees bc requircd to be left standing?
6. Water pressure. Currently the water pressure in this subdivision is low, will adding these 12.
homes affect It even more?
7. How many street lights will be required on the S 56th Street extension? Will a fire hydrant be
requircd on thc south end of the street extcnsion, considering the potential fire danger of the
wooded arca to the south. .
8. Construction equipment. If approved, how often would they be required to clean thc access
roads?
