Steps in the Process:
.
1. The Applicant Submits a Pre-Submittal Meeting Application
The Pre-Submittal Application is mandatory but there is no additional review fee for this
service, The submittal package must conform to the application completeness checklist
attached to this form, You are required to submit 7 copies 'of the submittal requirements
packet for pre-submittal review. Pre-submittal meetings will be conducted every Tuesday
and Friday between 10:00 am and noon, We will strive to conductthe Pre-Submittal meeting
within five to seven working days of receiving the application,
2. Applicant and the City conduct the Pre-Submittal Meeting
We strongly encourage you, the owner and design team to attend the Pre-Submittal meeting.
The meeting will be held with representatives from Public Works Engineering and
Transportation, Community Services (Building), Fire Marshall's office, and the Planning
Division, The meeting will be scheduled for 30 to 60 minutes, The Planner will provide you
with a Pre-Submittal Checklist at the end of the meeting specifying the items required to
make the application complete-if it isn't already complete. You will then have 180 days to
make the application complete for submittal and acceptance by the City.
3. Applicant Submits a Complete Application
When you have addressed all of the items on the Pre-Submittal Checklist, please submit 18
copies of the complete application to the City. A fee will be collected at that time and the 120
day calendar review per.iod will begin, When the Planner has prepared a draft land use
decision, the draft will be mailed/faxed to the applicant/owner/design team for their review,
At the applicant's requ'est, the planner will schedule a meeting to review the draft with
appropriate staff if certain issues need resolution before the final land use decision is issued.

Tax lots 18-02-04-11/4800,4900, 5000, & 5200 are located west of South 57th street and at thc
southerly end of South 56th. South 56th will be cxtcnded through the property to serve the
subdivision with access, sanitary, and stonn sewer. The property slopes to the north roughly 4%.
At the south end of the proposed development thc natural ground brcaks and slopes towards the
southeast. The development site, with the exception of lot 4, will drain to the new road and the
existing stom1 system that is located approximately 170 fcet to the north.

The site soils are mapped as Salkum silty e1ay loam. The Soil Survcy of Lane Counly shows a
percolation rate ranging between 0.6 and 2.0 in/hr at the surface for this type of soil. Site .
investigation revealed that the average surface percolation was significantly greater than 2.0 in/hr
on the site.
DRAINAGE PROP'QSAL..:
The runoff from all of the new structures will be directed to individual on site drywells .

Runoff from the new street is to be directed to the existing stonn system in South 56th about 170
feet north of the subject property. The runoff from the new driveways will shed to the sides of
the driveways and, for stonn events of 0.25 in/hr and less, will percolatc into a (less than) four
foot widc strip adjacent to the driveways (assuming that thc driveways are 20 feet wide and shcd
all to one side). Any flows in exeess of that which will infiltrate into the ground will drain to lhe
curb and then to the pipe system.

Of the 2.5 acre site approx'imately 2.0 acres will drain to the pipe system. Lot 4 is already
