HomeMy WebLinkAboutPlan Review Correspondence 2005-10-12 ,~ Building Safety First . t1 /J (J' DEVELOPMENT SERVICES DEPiRTMEilT 225 5" STREET, SPRINGFIELD, OR 97477 October 12,2005 ~ 'Y\ fl,eA Tom Walter 2863 Riverwalk Loop Eugene, OR 97401 Dear Mr, Walter: I have completed a preliminary plan review of your ilPplication for the proposed new single family residence located ~n~Q1.6_Ee~nhill Loop,.Springfield, Oregon, The , following items require additionarinformation, clarification or correction in order to complete the review, approve the application, and issue permits, I, The lateral engineering by Mr. Nava contains'a note in the table on page 7 regarding required revisions to the mudsill and anchor bolt spacing, The same table on the drawings does not contain information in or reference to engineer's note, Please clarify the Shearwall Schedule & note #7 on sheets L I & L2 to provide the engineer's note, or reference to the note, on the construction drawings in an appropriate manner. 2, The Foundation Plan notes that floor joists at the rear wall are to "Drop" into joist pockets in the foundation wall. A detail of this condition is necessary since it is not a common condition. The detail should demonstrate that the joists can be properly placed into "pockets" with required bearing area and secured to prevent joist rotation and other displacement, while maintaining the required stemwall thickness, (R502,7 & Table 404,1,1(1) Footnote h) 3, A note on the foundation plan indicates that the typical footing is to be 15 inches wide with an 8 inch stemwall. The front elevation shows a full height masonry veneer applied to the face, which will require additional footing width, Also, ~ portions of the exterior building walls will support the third floor load, This also will require a larger footing, No information or details are provided for these conditions. Please provide the necessary information for footings required to be larger. (R403.1 & Table R403,1) 4, Ridge boards & hip and valley rafters must be of sufficient depth to cover the cut face of the reauired depth of rafters, Thus, if the required nominal depth of rafter is 10", the ridge, hip or valley board must be a full 13" deep, However, if the required depth of rafter is only 8", regardless of the size used, then the boards connecting to the cut face of the rafters would be required to be a full 10-1/4" ~,/" ~' " deep, and if only 6"depth is required, the boards would need to be at least 7-3/4" deep, The forgoing is based on a 12:12 roof pitch. The vertical load analysis appears to indicate the 3rd floor walls are bearing walls, The plans do not show this, Since the required rafter size is dependent on the location of supports, the required size of ridge boards al1d hip & valley rafters will vary accordingly, Please clarify the location of bearing walls on the 3rd floor and verify that the reauired size of rafters has full cut-face connection to the ridge, hip and valley boards at all locations, 5, The vertical load analysis (Beam Calculations) does not adequately show how the applied loads were determined, I have been unable to verify the appropriateness of many of the loads used in the beam check calcs, The vertical load analysis is not stamped and signed by a licensed architect or engineer. Thus, verification of the applied loads used in the calculations is critical. Please provide appropriate information on how the applied loads were determined for each member in the calculations, or provide a vertical load analysis for the building that is.signed and stamped by a licensed architect or engineer.
