I have completed a preliminary plan review of your application for the pr.oposed
single family residence located at 4684 Holden Court. Springfield, Oregon, The
following items require additional information, clarification or correction in order
to complete the review, approve the application, and issue permits,

Please submit tWo sets of documentation containing appropriate information in
response to the following:
1, The building floor plan is a tri-Ievel design, The foundation plan for the
building shows the floor framed as a single level. It does not show how
the floor framing is affected by the changes in level at the mid span of the
joists, Please submit additional or reyised drawings showing how the floor
will be framed to adjust for the three levels,
2, Brace wall engineering is needed for' this building, The portal frames
shown at the garage do not meet the prescriptive code requirements for
portal frames (maximum wall height allowed for portal frames is 8'-0"),
The stud height of the garage walls'rand other walls at the rear of the
building) is shown to be over 12ft, in length, These walls shall be
designed for the wind load requir~ment in this region,
3. Girder trusses terminate over wall openings in three locations in this
buildin'g, the window at BR 3, the SGD at the Family Room, and opening
'at the dining ro<;>m leading to the guest area. Horizontal structural
members spanning these openings shall be designed ,to support the truss
loads bearing on them, Also verity that the foundations under. these
members are adequate to support all design loads. and are in the correct
locations,
4, The pier footings that are intended to support tne girder trusses at the
Living Room and Entry are inadequate to support the'truss loads. When

pier footing located at the L.R.jEntry is in the wrong location, The girder
truss is located between the Entry and Master B,R, Revise the drawings
and provide design calculations for the pier footings at the appropriate
locations, (R403,] II)

5, Please .verify, with the floor joist manufacturer, whether the 3ft, cantilever
at the kitchen nook is appropriate as shown on the foundation plan,
Usually, 2ft, is the maximum cantilever allowed for manufactured joists
without specific design,
Because the information needed is necessary to complete your review, the project will be
placed on "Hold" until we receive the required information, Once I have received the
information requested above, we will resume our processing of your application and
phone you once your application has been reviewed, Please be aware that processing your
application may require an additional iwo weeks from the day we receive the requested
information,
