o Traffic Impact Study - four (4) copies of a study prepared by a Traffic Engineer in
accordance with SDC 4.2-105 AA. Traffic Impact Studies (TIS) allow the City to analyze
and eyaluate the traffic impacts and mitigation of a deyelopment on the City's
transportation system. In general, a TIS must explain how the,traffic from a giyen
development affects the transportation system in terms of safety, traffic operations,
access and mobility, and immediate and adjoining street systems. A TIS must also
address, if needed, City, Metro Plan and state land use and transportation policies and
objectiyes. '

Transportation Notes:
1. The driveway for Parcel will need to be moved further from the G SU261h St intersection in order to
comply with SDC Table 4,2-4, (As shown, the driyeway is situated too far south, i,e, into G
Street. )
2, Pleas!3 show differing line types to distinguish the property lines from curbs, etc.
3. As is specified in the Tentatiye Plan Submittal Requirements (SDC 5.12-120),
separate sheets are required for the existing and proposed plans.
Additional comments not related to the completeness of the application:
. In order to keep the sanitary sewer lateral priyate (and avoid paying to upgrade it to
public size and standard) please change the westerly 5 foot dedication into a 5
foot sidewalk easement. You may also need to add a small triangle easement at
the SW corner in order to facilitate ADA requirements.
. At-the next reyiew I will ask for the sidewalk to be built on the south side of your
propertyubut not along the west side. The sidewalk should be curbsideuand,
again, will likely need a small triangular addition to the SW corner of Parcell in
order to meet ADA standards. Consult with the Engineering Department,
representatiye for explanation.
. The Narratiye says the public streets are fully improyed;howeyer, the sidewalks are
missing and could be made wider to meet present standards.
. Driveways must be built in conformance with city standards.
