Joe, in response to your questions:
. 1. Please show contiguous properties in their entirety, which by. my calculations incorporates properties .
extending about 120 feet east.and 86 feet north of the subject site. The frontages of properties west and
south of the subject site (across 26th and G Streets respectively) should be included for context - plus it
allows for the full width of adjacent, public ROWs to be shown. . .
2. There is no pre-submittal meeting required for the frontage variance, only for the partition. The variance
application can be submitted concurrently with the partition tentative plan application.
3. The public right-of-way dedication area can be shown on the plat, but a companion ROW Dedication
Agreement will be required as well. The dedication document has to be recorded prior to or concurrently
with the partition plat. A standard City dedication deed can be used for the ROW dedication and a sample
can be provided at the pre-submittal meeting, if desired.
4. A sketch for a duplex on the corner parcel can be submitted with the tentative plan for illustrative purposes,
. but it won't actually be required until Building Permit submittal.
5. The duplex is exempted from the 1-10 upa requirement. In this case, the total density on the 12,825 ft2
partition area would be 2 or 3 units on the two parcels, which is between' 7 and 10 upa.

Hello Andy, this is Joe Ferguson. We had a DIM oin June 26th for a partition @ NE corner 26tblG for
Geoff Cossen. I have attached five simple (I hope) questions about preparing the app, how much detail
you'd like to see, and whether we can actually put a duplex on the front. I'm hoping these are
straighforward enough that you c.an answer in a couple of minutes, but I am coming down to City Hall
later this week to look for sewer connection info and perhaps these are better asked of the planner on
duty? .
I. How much off-site detail do I need on the tentative partition map? eg, everything within 100 it"? or
adjoiners in their entirety? Or everything that could affect thepartition (subjective I know)
2. We'll submit for both tentative partition and variance for frontage on 26th for corner parcel. Is there
a single pre-submittal fee or one for each application?
3. Does Springfield allow dedication of right-of-way on the face of the final partition plat? Don't think
Code language includes partitions, but ORS authorizes it.
4.Should we include a sketch for how a duplex would fit onto the front (vacant) parcel?

5. are duplexes exempted from the 10 dwelling units/acre requirement for Low Density Residential? A
6,000 sq ft duplex lot by itself is almost 15 du/acre.
