WRITTEN EXPLANA nON OF THE PROPOSAL
1. 855 S. 57th Street is 75736 sq. ft. or 1.74 acres,
2. Springfield Utility Board will be used for power and water, Northwest
Natural Gas Company, Qwest Telephone, Comcast Cable, Fire and Police
departments.
3. Proposed development will cOlmect to 58th Street and proposed sub
division to North at Jon's landing which will connect to S. 57tl1 Street with
access, turnarounds, and drive tluough street. '
4. The existing zoning is Urban Fringe Growth District, low density
residential.
5. Create a 9 lot residential area (please see attached plans) and continue:
existing streets.
6. Current use is single family residence with a detached shop in backyard,
and a small garden shed (they will be removed). .
7. Existing slope is approx. 9-11 % slope. There is no wetland area on
property.
