Subject: King Henry's Court, (Revised 12-19-2005) tentative land division plan,
Our Position: Concerns about adequate off street parking and curb side garbage pickup
and recycling when 19th 'Street parking is occupied. Where do we set our
containers for pickup, I do not see the service operating in a culdesac as
proposed. Until this is satisfactorily addressed we a.re in opposition.
On Yolanda and 19th east there is not enough parking to accommodate
the needs of the properties; so they park in the bike path or on the side
walks. It is rare when bicyclist use the bike paths in front of our home.
Pedestrians on the walk quite often have to contend with overtaking
bicycles that they aren't even aware of when approached from behind.
We believe this plan is a vast improvement over the previous proposal.
Observations on previous projects and recent occurrences indicate there isn't enough
room to accommodate the contractors building these properties and their hired workers.
As residents begin to occupy these properties the problems become more magnified as I
am sure you as planners become aware how difficult this to accomplish. Our property is
immediately East across 19th from the proposed culdesac. The increased population
density planned for the area will create escalating friction among residents not used to
such limiting restrictions, and lack of space reducing their quality of life and personal
pride in their properties, Thank you for your attempts and effort to plan for a way to
create order and efficiency in the process of planning,

Re. Case No, Sub 2005-00030
This letter is to formally dispute the subdivision planned on' 1888 Hayden Bridge Rd, We are an
adjacent home owner and have numerous concerns with this application,
The integrity of the neighborhood will be affected by the lot size and to follow the home size that
is planned, This would devalue our entire neigliborhood, Lots in this area are generally at least
twice the size of this proposed plan, '
The planned 10 homes would put a minimum of 10-20 extra cars for traffic in this area, traffic
thai is barely being maintained with the traffic light at this time, This problem will only be
accelerated when guests come to these homes adding even more traffic problems, and an unsafe
place for neighbors,
This neighborhood consists of older extremely well maintained homes, Building a low value
subdivision as planned would lessen the value of all the neighboring homes and create a safety
hazard for many,
We make several recommendations to the city:
1, A subdivision consisting of a max, Of 6 lots, This would maintain the neighborhood
to lessen traffic hazards,
2. The revision adds an even greater traffic problem existing on to Hayden Bf. Rd, With
traflic increasing more and more as development occurs in the Gateway area and the
new hospital. Hayden Bridge Rd is a major access road to that area for north
Springfield residents,
, 3, Why would the city ok a plan that has no on street parking? Parking on 19th SL is
restricted and no parking on Hayden Bridge Rd. Where will visitors to the new
development park? "
4, Why not one entrance off of 19th creating a large cul-de-sac? This would create a
larger lot and larger homes than what is suggested,
5, Go back to the original plan, How many more plans do they have in mind?
Your consideration to our concerns is greatly appreciated,
thoughts and concerned are welcomed,
Any opportunity we have to share our
