Box 71095 Eugene, OR 97401 RE: lot 10@ Dove Estates; Springfield, OR - Compaction Report W.O.#: 18885-MJD On March .05, 2008 a compaction inspection was performed of the gravel pad at this site in preparation for the construction involving foundation for the proposed residence. The site . observation was of the surface of the 3/4" minus crushed rock fill. The compacted surface of the crushed rock is adequate to support a conventional wood frame residence with a standard foundation per the 2005 State of Oregon One and Two Family Dwelling, Specialty Code as adopted per the local jurisdiction. The comp;lction of the gravel surface is greater. than 95% of a standard proctor, per ASTM 0698-91. The site preparation or material under the fill was not observed. ~ . The inspection ~d report are performed and prepared for the sole, confidential and exclusive use and possession of the CLIENT. No obligation or responsibility to other parties is assumed. This inspection is of the readily accessible areas of the building and, is limited to visual observations of apparent conditions existing at the time of the inspection. Latent and concealed ,defects and deficiencies are:excluded from the inspection; equipment, const~ction and systems will not be dismantled. Maintenance and other items may be discus'sed.. but they are not' a part of our inspection. The report is not a compliance .inspection or certification for past'orpresent government codes or regulations of any kind. The iIispection 'and report do not address and are not intended to:address the possible presence of or danger from any potentially harmful substances and environmental hazard,S including but not limited to radon gas, lead paint, asbestos, urea fom18ld~hyde. and toxic or flammable chemicals. Any references made to these .substance in our report is made for the sole purposes of alerting 'our client to the possibility of their existence. We are making no positive dete~inationsas: to their actual presence; as we do not do laboratory testing. If CLIENT wishes any further info'rmation or recommendations in regard to the presence o.f these substwlces, we recommend contacting a specialized environmental contractor. . The report describes the property condition and status on the date of inspection. The purpose is to alert clients .to present defects. Sub-surface soil conditions, inaccessible areas and features, appliances, security aIarms, ~ntercom syStems, solar heating systems or panels, sprinkler systems, spas, pools; water softeners, central vacuum systems, and the presence or absence of rodents, termites or other insects are specifically_ excluded from the scope of this report. While every reasonable effort was m,ade to determine the property conditions, no guarantees are expr,essed or implied. No responsibility i.s assumed for any items outside the scope of this (nspection, nor can we be held responsible for work perfonned by others. Liability for damage arising out of errors or omissions shall be limited to the cost of the scope of inspection. No. representations are made concerning the architectural or engineering conditions.
