Dear Steve Hopkins:
Thank you for allowing EWEB the opportunity to comment on the Tabor-Griffin Cluster
Subdivision, Case Number SUB2008-00029, located on Lane County Assessor's Map #17-03-26-24
Tax Lot 4300, and addressed
2095 5th Street, Springfield, Oregon.
EWEB is the property owner to the south of and adjacent to the above-noted development.
Currently there is a 115 kv transmission line'
existing within.EWEB's propert'y. EWEB needs to insure that "this line
stays in compliance with the National Electric Safety Clearance (NESCI
code.
The narrative of this development plan states in Item E #5, there are
four proposed buildings with zero lot. lines. Also in Item F, #2
mentions that building designs have not been finalized. And Item G, #5
(bl says all eaves will have Et least a 6" overhang.
EWEB's concerns are for any structures built on those lots that are directly adjacent to
EWEB property, that being Lots 4, 9, 10, & 11.
For example, if a two-story home is constructed, and/or a structure is built without
normal setbacks from its south property line, it may
create an NESC violation.
Therefore, it is hereby requested that EWEB be included in the approval process of any
development planned on Lots 4, 9, 10 & 11, in order to review the footprint of any
structures to be built on these lots relative .to their location to its south property
line, and elevation
relative to the swing of these overhead transmission wires.
EWEB would also ask"that the Tabor-Griffin Custer Subdivision's CC & R's include a
statement addressing that it is unacceptable to dispose
of garbage, including grass clippings, on EWEB property.
