Assessor's Map No. 18-03-03-1-1 Tax Lot No.'s 4000 and 4100

The subject properties involved in this application are designated LMI (light-medium industrial)
by the Metro Plan as well as the Glenwood Refinement Plan. In addition tl1e subject properties
are designated LMI (light-medium industrial) on the City of Springfield Zoning Map. The subject
properties abut similarly LMI zoned property along all their bordefs. Curfently tax lot no. 4100
contains a UPS shipping and receiving center. However, related parking, access and assessory
buildings associated with the UPS shipping and receiving center are located on tax lot no. 4000.
The pUfpose of this application is to adjust the common boundary between tax lot no. 4100 and
tax lot no. 4000 so that all the improvements associated with the existing use on tax lot no. 4100
are contained within the boundaries of tax lot no. 4100. The Springfield Development Code
specifies a minimum area requirement of 10000 sq. ft for lots within LMI zones. Currently, tax
lot no. 4000 and 4001 both contain 36,650 sq. ft.. After the proposed adjustment Tax Lot No.
4000 will contain 17,899 sq. ft. and Tax Lot No. 4100 will contain 55,410 sq. ft.. Both of which
are in compliance with the minimum lot area requirements for the LMI zone. The Springfield
Development Code also specifies a minimum lot frontage fequifement of75.00 feet within LMI
zones. Prior to the proposed adjustment Tax Lot No. 4000 had 200 feet offrontage on Nugget
Way. After the proposed adjustment tax lot no. 4000 will have 98.74 feet of frontage on Nugget
Way. Prior to the proposed adjustment Tax Lot No. 4100 had 200 feet offrontage on Nugget
Way. After the proposed adjustment tax lot no. 4000 will have 301.26 feet of frontage on
Nugget Way. The adjusted boundaries of both tax lot 4000 and tax lot 4100 comply with the
minimum frontage requirements for property within a LMI zone.

DECLARATION OF PROPERTY LINE ADJUSTMENT
Wildish Industrial Development Corporation (WILDISH) is the owner of two contiguous tracts of real
propelty referred to herein as Tract I and Tract 2. WILDISH is setting forth this declaration to set an
adjusted boundary line between Tract I and Tract 2 to comply with Lane County Land Use Regulations and
the provisions ofORS 92.190(4).
The Tract 1 property is shown on Assessor's Map No. 18-03-03-1-1 as Tax Lot No.
4100. The legal description for the Tract 1 propelty prior to this adjustment is as
follows:
Lot 2, Block 2 Wild ish Industrial Tracts as platted and recorded in Book 56, Page I I
of the Lane County Oregon Plat Records.
The Tract 2 property is shown on Assessor's Map No. 18-03-03- I - I as Tax Lot No.
4000. The legal description for the Tract 2 property prior to this adjustment is as
follows:
Lot 3, Block 2 of Wild ish Industrial Tracts as platted and recorded in Book 56, Page
11 of the Lane County Oregon Plat Records
By and through this instrument WILDISH does hereby set forth and declare its intent to establish an adjusted
property line between the foregoing properties as described above. The legal description which depicts the
adjusted property line is described on attached Exhibit "A".
Following this property line adjustment, the description of the Tract 1 property is described on attached
Exhibit "B". Following this property line adjustment, the description of the Tract 2 property is described
on attached Exhibit "C".
The true and actual consideration for this conveyance is $ NONE
THIS INSTRUMENT WILL NOT ALLOW USE OF THE PROPERTY DESCRIBED IN THIS
INSTRUMENT IN VIOLATION OF APPLICABLE LAND USE LAWS AND REGULATIONS. BEFORE

DECLARATION OF PROPERTY LINE ADJUSTMENT
WILDISH INDUSTRIAL DEVELOPMENT CORPORA nON, an Oregon Corporation, is the owner
of two adjoining parcels of property referred to herein as Tract I and Tract 2, WiLDISH INDUSTRlAL
DEVELOPMENT CORPORA nON is setting forth this declaration to set an adjusted boundary line
between Tract 1 and Tract 2 to comply with Lane County Land Use Regu]ations and the provisions of
ORS 92. I 90(4). .
The legal description of the Tract 1 property prior to this adjustment is contained in a
deed recorded June 6,1969, Reception No. 67630-67631 of the Lane County Oregon
Deed Records in Lane County, Oregon and shown on Assessor's Map 18-03-03-11 as
Tax Lot 1100.
The legal description of the Tract 2 property prior to this adjustment is contained in a
deed recorded October 21,1969, Reception No. 84946 of the Lane County Oregon Deed
Records in Lane County, Oregon and shown on Assessor's Map ] 8-03-03-11 as Tax Lot'
1200.
The legal description which depicts the adjusted property line is described on attached
Exhibit "A".
Following this lot line adjustment, the description of the Tract 1 property is described on
the attached Exhibit "B". Following this lot line adjustment, the description of the Tract 2
property is described on the attached Exhibit "C".
An illustration ofthis property line adjustment appears in County Survey File 36926 as
recorded in the Lane County Oregon Surveyors Office.
