Below are three options to choose from one of which will be required to meet the criteria to allow safe access onto a public right-of- way: a) b) Provide an evaluation done by a certified professional traffic engineer regarding the driveway visibility. This evaluation may restrict parking of vehicles on some portions of the site; or Close the curb cut and driveway. In order to complete the review process, a Development Agreement is required within 45 days from the date of this decision to ensure the terms and conditions of this application are binding upon bo'th the applicant and the City. This agreement will be prepared by Staff and upon approval of the Final Plot Plan, must be signed by the property owner prior to avoid revocation of the DMV Location Approval and to avoid Code Enforcement Action. THE APPLICANT MAY SUBMIT CONSTRUCTION OR BUILDING PLANS TO OTHER CITY DEPARTMENTS FOR REVIEW PRIOR TO FINAL SITE PLAN APPROVAL IN ACCORDANCE WITH SDC 31.080 AT THEIR OWN RISK. Sidewalks and driveway curb cuts and closures require permits from the Public Works Department. Sign Permit-NOTE: Signs are r~gu1ated by the Springfield Municipal Code Article 9, Chapter7. The number and placement of signs must be coordinated with the Community Services Division.
