I have reviewed the materials provided with the subject application. The' status of the
land use conditions for this plat are outlined below:
~ I. Condition: Prior to Final Plat approval, the applicant shall submit plans and
obtain City approval for a new sanitary sewer lateral for serving Parcel 2.
This condition has not been met. Applicant has indicated there are individual
laterals now serving each parcel independe.ntly. An updated utility plan will need hvllJY-'\ J .

approval must be submitted for any construction work completed
~ 2. Condition: Prior to Final Plat approval, the applicant shall execute an
improvement agreement for future street improvements, including but not ~~

of Parcell. This easement document shall be reviewed and approved by the City
and recorded.

~ 4. New Condition: It has been brought to Public Works attention that there has been
a history of drainag'e issues with this existing property where the property very ,
slightly drains to the east (virtually flat) and where ponding has been occurring on
Parcel 2: Also, there has been a history of under-floor drainage limitations.
Public Works Engineering is requesting that applicant (a) disclose the existing
under-floor drainage issue to future property owner(s) and (b) provide a blanket
drainage easement on Parcel 2 for the benefit of Parcell.
