Subject: June 16, 2008 Molly Markarian, Urban Planner Eric Walter, Civil Engineer PRE2008-00037 Jackson Partition Plat I have reviewed the materials provided with the subject application. The status of the land use conditions for this plat are outlined below: 1. Condition: Prior to Final Plat approval, the applicant shall submit plans and obtain City.approval for a new sanitary sewer lateral for serving Parcel 2. This condition has not been met. Applicant has indicated there are individual laterals now serving each parcel independently. An updated utility plan wili need to be provided for City review. Also, documentation showing permits and City approval must be submittedfor any construction work completed: 2. Condition: Prior to Final Plat approval, the applicant shall execute an improvement agreement for future street improvements, including but not limited to, street pavement, curb and gutter, and sidewalk (as applicable). Public Works Engineering did not receive a copy. Dennis Ernst will also review and approve. 3. Condition: Prior to Final Plat approval, the applicant shall submit plans and obtain City approval for a new private utility easement on Parcell for the benefit ofPar~ell. This easement document shall be reviewed and approved by the City and recorded. This condition has not been met. Applicant has indicated there are individual laterals now serving each parcel independently. An updated utility plan will need to be provided for City review. Also, documentation showing permits and City approval must be submitted for any construction work completed. 4. New Condition: It has' been brought to Public Works attention that there has been a history of drainage issues with this existing property where ponding has been occurring on Parcel 2. Also, there has been a history. of under-floor drainage limitations. Public Works Engineering is requesting that applicant disclose the existing under-floor drainage issue to future property owner(s). Also, the plans indicate. an existing drainage ditch fronting 43rd St. that has been filled-in. Please . submit an updated storm drainage utility plan showing how this property will drain. If this property will not have a street drainage system available, where all storm drainage will be managed on site such as by drywell(s), please submit complete supporting documentation for confirming that this property can use this on-site system.
