The items needed to make the application complete for review are incorporated below.
NOTE:
. Conditions of Approval - taken from Notice of Decision dated: 4/17/2008
. Applicant Response - taken from: May 29 submittal
Condition #1: Prior to approval of the final plat; execute an improvement agreement
for improvements in the right of way of "S" Street, including curb, gutter, sidewalk
and street lighting. '
Applicant Response: draft submitted .
Staff Finding: The improvement agreement identifies curbs, street lights and sidewalks. It
must also include surface paving, storm sewers and street trees.
Condition #2: Prior to approval of the final plat, identify how electricity will be
extended to each lot and grant easements as needed.
.
Applicant Response: The developer has not made a final decision between the two, suggested
electric connection locations.
Staff Finding: refer to Condition #3. Utilities must be extended prior to plat approval. The
commetns from SUB indicate a new pole or a new junction box will be needed, depending on the
location. '
Condition #3: Prior to approval of the final plat, the overhead utilities to the existing
dwelling shall be placed underground.
Applicant Response: To reduce construction costs, the developer would like to relocate the
existing utilities underground du~ing construction on Parcel 2.
Staff Finding: Utilities must be extended to the frontage of the vacant parcel prior to plat
approval. The utilities to the existing dwelling must go underground at the same time.
Heads Up Comments:
According to SUB, pole #54075 in the NE corner of the property belongs to Qwest and is too
small to support electrical equipment. The developer has two options to bring power to the site:'
. Trench across S Street to the existing pole #64048 and set a junction box in the 7'P.U.E.,
or
. Set a new pole in the 7' P.U.E. between parcels 1 and 2 so the existing dwelling and
future dwelling can trench to it.
