Planning Notes:
1. Provide a copy of the deed with the recorded deed restriction listed. Also, provide a.
title report issued within the last 30 days.
2. Identify the height and type of the existing fences on the north and south property
lines. Also, Indicate. the height of the proposed sign and trash/recycling enclosure.
3. Adjust the number of parking spaces listed on the cover sheet to accurately reflect
the number of spaces shown on the the site plan. Also, indicate on the cover sheet
how many spaces are proposed as compact. In addition, if directional striping is
proposed as shown on the cover sheet, show it on the site plan, as well.
4. Indicate the dimensions of the development area.
5. Indicate the location of wheelchair ramps and the pedestrian walkway from the
sidewalk on the west side of the property to the walkway on the west side of the
westernmost building.
6. Indicate the type of bicycle parking proposed.
7. As part of the landscape coverage calculations, indicate the square footage of
landscaped areas that will adhere to SDC 4.4-105 E and the square footage of the
landscaped areas that will adhere to.SDC 4.4-105 F.
8. Indicate the type of screening proposed for any outdoor mechanical devices, as well
'as the trash/recycling area.
9. List in chart form ALL proposed landscaping, including street trees, as well as trees,
shrubs, and ground cover in all planting beds. Include in the chart genus, species,
common name, quantity, size, spacing and method of planting. .
10. The lighting plan is difficult to decipher because it is hand-written. Also, include
the type and extent of shielding, including cut-off angles and type of illumination,
wattage, and luminous area, as well as a photometric test report for each light

Where a multi-family development is proposed, any additional
materials to d~monstrate compliance with SDC 3.2-240

This is not a decision on your application. Springfield Development Code Section 5.4- '
105 and Oregon Revised Statutes 227.178 require the City take final action on a limited land
, use decision within 120 days after the application is deemed complete. The 120-day
processing period for this application begins when all the missing information is submitted or
when you request that the City proceed without the information. You must indicate by either
signing this form or by submitting a written response to the City within seven days of the
date of this form asserting your intentions regarding the provision of the missing information.
If you ,indicate herein or in your written response that the missing information will be
submitted, then you have 180 days from the date the application was submitted for Pre-
Submittal Review to provide the City with the missing information. If you refuse to submit
the missing information, then upon receipt of the full ap'Plication packet and processing fee;
the City will deem the application complete for purposes of starting the 120-day clock and
begin processing the application. No new information may be submitted after the start of
the 120-day period unless accompanied by a request for an extension of the 120-day
processing time. Upon receipt of a request for extension, the City may extend the 120-day
period for a reasonable period of time. ' The City may also require additional fees if the new
information is submitted after the Notification to SurrouMding Property Owners is sent out
and a second notification is required or if the new information substantially affects the
application proposal and additional review is required.
