junction boxes and utilities in conformance with the.standards of the Springfield Utility Board.
Applicant Response: easements will be 0'1 the plat. \
Staff Finding: Comments from the Springfield Utility Board indicated that SUB's preference
would be to run services along the east side ofthe common driveway due to the limitation of no
more than 270 degrees of conduit bend. The developer is proposing to save the existing tree on
Lot 6 by placing all utilities along the west s:ide of the driveway. This will require additional
easements for SUB to be able to service the new lots. The additional easements are also needed
to set the junction boxes far enough out of the main driving paths so they are not hit by

vehicles. This issue should be resolved orior to submittal of the olat.

Heads Up Comments:
1. Page 4 of the cover letter states all conditions will be met by the date of the pre-submittal
meeting. If this is the case, at that meeting:
a. indicate where the. easements will be located to. address condition #3, and
b. identify where the arrow sign in condition #11 will be relocated, and
c. submit the test results for the driveway (#5).
d. Verify that all new and existing utilities have been placed underground (#7).
Utilities to one house will rema.in in order to save the tree.

application shall be submitted within 180 days of the pre-submittal meeting. If the applicant has

1. Applicant Submits a Land Division Plat Application for Pre-Submittal'
o The application must conform to t6e Land Division Plat Pre-Svbmittal Requirements
Checklist on pages 5 & 6 of this application packet:,

. The purpose of pre-submittal is to'ensure the applicant has all items necessary for a
complete submittal. .
o A pre-submittal meeting to discuss completeness is mandatory.
o Pre-submittal meetings are conducted every Tuesdpy and Friday, from 10:00am -
noon.
. We strive to conduct the pre-submittal meetings within five to seven working days of.
receiving the application.
2. Applicant and the City Conduct the Pre-Submittar Meeting
. The applicant, owner, and design team are strongly encouraged to attend the pre-
submittal meeting. . . .
. The meeting is held with representatives from pubficWorks Engineering and
Transportation, Community Services (Building), Fi~e Marshall's office, and the Planning
Division.
o The meeting is scheduled for 30 to 60 minutes.

3. Applicant Submits a Complete Land Division Plat Application
o When the applicant has addressed all items on the:Pre-Submittal Checklist and the
City Surveying Section has notified the applicant's surveyor that the plat and other
documents are sufficiently refined; the applicant can submit a complete application to
the City Survey Section located in;the NW Quad of,City Hall.
o The application must conform to the Land Division "Plat Submittal Requirements
Checklist on page 6 of this applica~ion packet.
. If the submittal is deemed complete, the City Survey Section will. sign-off on the City
Survey approval sheet and send the applicant to the Development Services
,
Department for application submittal and fee collection.
