Application Fee - refer to the Development Code Fee Schedule for the appropriate fee
calculation formula. A copy of the fee schedule is. available at the Development Services
Department. The applicable application, technology, and postage fees are collected at the
time of complete application submittal.
Development Issues Meeting Application Form
Five (S) Questions - list specific questions the applicant would like staff to answer
during the meeting. So that each question may be fully evaluated, the list is limited to five
questions.
Ten (10) Copies of the Proposed Plan -- suggested information valuable for staff to
review the proposal is listed below. It is not necessary to include all of these items on
the site or plot plan. However, applicants are encouraged to address as many as possible
given that the level of information that will be derived from the meeting is commensurate
with the level of detail provided in the application.
Applicants are also encouraged to include additional information on the plan as listed in
the Springfield Development Code (SDC) 5.12--120, Land Divisions - Partitions &
Subdivisions - Tentative Plan Submittal Requirements or 5.17--120, Site Plan Review
Submittal Requirements.

PURPOSE:
p-Bar & Company Construction, Inc. is in the construction phase of developing the site.
Most recently, this property has received Site Plan approval (DRC2006-00082) as of
January 16, 2007. We are proposing to partition the subject property of into 3 parcels.
The owner has been approached by an outside party to purchase the westerly portion of
the property (Parcel, 2). Storage units and an office building are currently in
construction in the center of the property (Parcel 3). Two existing storage buildings and
proposed additional office/warehouse buildings are planned along the east and north
portion of the property (Parcell).
QUESTIONS:
1. The.primary access for all parcels is 30th St./Comniercial St. Weare proposing an
Irrevocable Private Joint Use/Access Easement across Parcels 1 and 3 for all lots. .
Do you anticipate any issues with access?
2. Does the City have any issues with the proposed lot configuration?
3. There is emergency/fire access from two locations; one is located at the west
property line through a locked gate and the other is from the primary access at
30th St./Commercial St. Refurbished fire hydrants are located at the west and
east area of Parcell. Does the Fire Marshalhaveany comments for existing
access and/or fire safety?
4. Utilities will be provided to eachparcel including electric, cable, telephone, gas,
sewer, storm and water. We are proposing private utility easements, as
illustrated on the attached plan. Are there any issues with this design?
5. In general, do you see any issues with this proposed partition?
