1, Project Name: Olsson Industrial Electric Break Room and Offices Addition
2. The project size is -a two story building consisting of a first floor of 1,194 square feet and a
second floor of 382 square feet for. a, total of 1,576,square feet..
3, The site and adjacent properties are zoned C2,
4, The project is an additional building to the campus' of Olsson Industrial Electric already
consisting of shops, offices and warehouses,
5. Access is from a 21-foot driveway off Laura Street.
6, There are no proposed off-site improvements,
7, Olsson Industrial Electric consists of shops, offitesandwarehouses,
8. There is an existing drainage ditch along the southerly property. line, The site drains to this
,ditch, There are no other natural features, The site consists of imported fill material over silty
and clayey mixed alluvium to a depth of 3 feet minimum, The substratum is very gravelly clay
loam to 6 feet or more, The surface soils have a low to 'moderate potential for expansion,
9. The proposed excavation is solely for the purpose of'the proposed building addition, The
estimated amount of earth to be removed is less than 50 cubic yards,
10 There are no trees in the proposed building area.
11, There is no land proposed to be dedicated to the City,
12, No modifications are proposed,
13, This project falls under City Code SDC 5,15-100 since the proposed addition is, less than 50%
of the existing total building square footages and is less than 5,000 square feet. No other
planning applications are warranted, '
