Re: 3950 MarcolaRoad Canopy Building and Parking Lot Paving Project
Thank you for the submittal of the Minor Site PlaIl Modification application which was
received on Wednesday, April 5, 2006, Below is a list of additional items or information
needed for review of the application:
l. lfWeyerhauser is still the owner ~fthe parcel of property which shows the
parking lot paving, we will need an application with the property Map & Tax Lot
Number and description of the proposed improvements signed by Weyerhauser.
If the property has been transferred, a current deed showing transfer of the .
property from Weyerhauser to Oregon Industrial Lumber (SDC3,050 (3) (b) and
31.050(9)(b)),
2, The notes on Sheet.Al.O of the plan set do not match the plans, Please revise
these to give correct information (i.e, - gives 28,500 square feet of new roof area,
8,000 6fnew paving; 65 parking spaces - plan shows approximately 5,000 new
roof area, 17,000 new paving,40parking spaces).
3, Is the note on the plan regarding the number of employees ofthe largest shift still
50? (SDC 20,070)
4, There are no handicap spaces or access aisles shown, no wheel stops and no
bicycle parking spaces: (SDC 31,050(3)) I

.5, M.inor Site Plan Modification review time is nomially four to six weeks,
Assuming the building permit for the canopy is issued after this time; does the
applicant still wish to delay the paving for up to six months using a letter of
credi t?
. 6, ' Show the location of property lines for the Weyerhauser property, specifically at
the road right of way, Yerify that the parking lot proposal is entirely within the
Weyerhauser property and does not extend into the right of way,
7, ,Yerify that the building nearest the parking lot is shown correctly on the plan,
Prior Lane County road improvement plans show the building partially within the
\veyerhau'eser property, wpich would change the width of the parking lot area,
'8, For both parcels, show any easements contained on the property,
9, Is there any lighting to be institlled? (SDC 3 I-.0050(8)
10, The Engineering Division has stated that the stormwater management proposal is
incomplete, Please contact Steve Barnes ih Engineering (736-1036) to discuss
items needed to review this plan, (SDC31,050(6)
Springfield Development code 3,050 (4) and (5) state that applications shall be reviewed
within 30 days of receipt to determine if they meet the requirements specified in
Subsection (3) and are complete, When an application is incomplete, a written list of

items shall be provided to the applicant describing the omitted information and the :
regulations specified inORS 227,178 shall apply,
