As noted here and at Additional Materials, Applications and Permits below, the following
information is required for re~submittal:, '
1. A 7-foot wide Public Utility Easement will be required along the Oregon Avenue
frontage of Parcels 1 and 2, and along the South 37th Street frontage of Parcel!.
2. Show the buildable footprint for proposed Parcel 2 on the tentative plan,
incorporating all applicable building setbacks. ' ,
3. At least one street tree will be required along the South 37th Street frontage of
Parcell (the existing 39" maple can be considered a street tree and partially
, satisfy the requirement for Parcell). At least two street trees appropriate for
placement beneath powerlines will be required along the Oregon Avenue frontage
of Parcel 2.
4. Show how proposed Parcel 2 will be serviced with underground electricity on the
tentative plan.
Additional comments not related to the completeness of the application:
. All utilities to serve the development site shall be placed'underground.
. The private utility easement shall be recorded prior to Final Plat. '
. The proposed sanitary sewer connection (4-inch line to another 4-inch line) may
be unacceptable to Public Works.
. An LDAP will be required for any grading or excavation work to be done on the
site.
. A paved driveway will be required for Parcel 2 prior to Final Occupancy of the,
dwelling.
. Site is within the Mid-Springfield Refinement Plan area, and this should be
addressed in the project narrative.
. Existing house downspouts will need to be connected to drainpipes that run to the
weepholes in the curb.
. Unusual property line configuration may cause issues with fencing between the
two properties, so a pre-installed fence is recommended.
. Site assessment plan should be stamped by a Landscape Architect or Engineer:

This is not a decision on your application. Springfield Development Code Sections
3.050(3)-(6) and Oregon Revi~ed Statutes 227.178 require the City take fihal action on a
limited land use decision within 120 days after the application is deemed complete. The 120-
day processing period for this application begihs when all the missing information is .
submitted or when you request that the City proceed without the information. You must
indicate by either signing this form or by submitting a written response to the City within
seven days of the date of this form asserting your intentions regarding the provision of the
missing information. If you indicate herein or in your written response that the missing
information will be submitted, then you have 180 days from the date the application was
submitted for Pre-Submittal Review to provide the' City with the missing information. If you
refuse to submit the missing information, then. upon receipt of the full application packet and
processing fee, the City will deem the application complete for purposes of starting the 120-
day .clockand begin processing the application. No new information may be submitted after
the start of the 120-day period unless accompanied by a request' for an extension of the
120-day processing time. Upon receipt of a request for extension, the City may extend the
120-day period for a reasonable period of time. The City may also require additional fees if
