' Please be advised that Section 16.020 of the Springfield Development Code allows modular and manufactured dwellings' to be placed on lots zoned Low Density Residential, including the site in question. However, mobile homes are only permitted in Manufactured Dwelling Parks and certain lots in Cenlral Springfield near Industrial Avenue and 30th,35th Streets. Upon completion of lhe partition plat, the owner would be able to apply for a building permit for either a manufactured/modular home or a stick-built.home in'accordance with provisions of the Development Code. My main concern regarding the property is thilt a mobile/modular/manufactured home will be put on the property.' . . There are at least six manufactured homes within a block .~f this property, and I personally f~el that th~y don't fit in with the neighborhood. Most ofthese manufactured homes look like they are bottom of the line, the least expense available to put on a city lot. Architectural styles of some of the existing manufactured homes were not considered when they were placed on the lots. Homes are sitting sideways on the lots, sitting close to the sidewalks and look as though they are just crammed in. 1 feel that this does not help the rest of the "stick" homes in 'the neighborhood appreciate in value.
