Traffic Impact Study-four copies of a study prepared by a Traffic Engineer in accordance with SDC Section 32.020(1)(c). Traffic Impact Studies (TIA) allow the City to analyze and evaluate the traffic impacts and mitigation of a development on the City's transportation system. In general, a TIA must explain how the traffic from a,given development affects thetransportation system in terms of safety, traffic operations, access and mobility, and immediate and adjoining street systems. The proposed Parcel 2 will be 4,505 square feet, which is above the minimum lot size of 4,500 square feet Parcel2's street frontage on Oregon Avenue is 86.64 feet, which meets the minimum lot frontage criteria. b) SDC 16.030 (2) states that "Lots in north-south streets shall have a minimum lot size of 5,000 square feet and a minimum lot frontage of 60 feet The proposed Parcell will be 5,905 square feet, which is above the minimum lot size of 5,000 square feet Parcel I's street frontage on South 37th Street is 96.48 feet, which meets the minimum lot frontage criteria. 2) The zoning is consistent with the Metro Plan diagram and/or applicable refinement plan diagram. . The Metro Plan Diagram shows this property as appropriate for Low Density Residential. This plan designation is consistent with the applicable zoJ,ling, which is LOR. 3) Proposed on-site and off-site public and private improvements are sufficient to accommodate the proposed development as specified in Article 31, 32, the appropriate zoning and/or zoning overlay District Article and any applicable refinement plan.
