Traffic Impact Studies (TIS) a'lIow the City to analyze and evaluate the traffic impacts and mitigation ota development 'on the City's transportation system. In general, a TIS must explain how the traffic from a given development affects the transportation system in terms of safety, traffic operations, access and mobility, and immediate and adjoining street systems. The soil at this site is 6 Awbrig - Urban Land Complex according to "The Soil Survey of Lane County Area, Oregon"; issued Sept. 1987. The winter high water table in this area is estimated to be 4 ft based on records from the Oregon Water Resources Department web site. This site is in a 10 year travel time well head protection zone. There are no special site features on this site and it is not in the 100 year flood plain. The lot is relatively flat with an elevation change of about I foot between the high and low points. Minor fill and excavation is currently proposed for the instillation of the proposed driveway through the city right of way to this lot.
