Minimum Development Standards Explanation of Proposal
Project Name: A Dutch Bros Coffee Shop @ 4211 Main Street
Chris Stewart of Stewart and Sons Enterprises, Inc. is proposing to place a .
prefabricated coffee shop at 4211 Main St. in Springfield. This building would replace the
existing coffee kiosk that he now owns. The existing site is approximately 5.4 acres. The
project area is approximately 4,876 square feet. The 353 square foot coffee shop would be
. placed in same location as the existing 112 square foot coffee shop. The prefabricated coffee
shop will be placed upon a permanent foundation and will be served. by permanent utilities.
Access to the coffee shop will be via the existing 36-foot approaches that currently
serve the existing shopping center from Main St. and 42"d St.. There will not be any off-site
improvements.
Preparation of the site will be minimal but will required a removal of approximately
18 yards of soil for the foundation and landscape excavations. There are no plans to modify
the existing grades or influence the existing drainage. There are no special site features such
as wetlands, watercourses, or steep slopes and there are no existing trees to be removed.
There are several easements that have rights to tax lot 1900. None of which affect
the proposed site. .
This proposal requires the relocation of the ADA parking space but an accessible
way will be provided to serve the coffee sh'op, the A TM machine, and the public sidewalk.
One parking space will be lost in order to provide space for the trash enclosure.
We do not anticipate any requirement for additional planning applications,
MDS exceptions or time line extensions.
