The existing building is being used for surplus storage of materials and equipment used in operations of the Hexion plant. The loading dock will allow for more convenient matcrial transfer between the truck and the building. The loading will be designed to accommodate large tractor trailers, The trucks will access the loading dock via the unimproved 'B' Street right-of- way, \. Planning Process: In a preliminary meeting with Steve Hopkins regarding this project, it was unclear what planning'process, ifany, would be required for the improvement. Many ofthe planning application requirements are triggered with new impervious surfaces. Unless required by City code, there will not be any additional impervious surfaces with this project. Will there be a planning application required to construct the proposed loading dock? If so, which application is it? 2, Building Permits: Improvements to the face of the building adjacent to 'the loading dock have not been fully determined at this point. At a minimum, there will be a I O-feet wide loading platform constructed on the exterior of the building, Are there any building permit issues with the existing building that would be triggered with adding the loading dock, such as fire sprinklers, ingress/egress, . , ADA access, etc. '" ,,' 3, Stormwater: There is minimal, if any, sanitary sewer and storm water lines in the project vicinity. What are the City's current stormwater requirements for truck loading docks? 4. Site access: It is intended that large trucks access the loading dock via the unimproved 'B' Street right-of-way. Currently there is a gravel surface within 'B' Street and west of the proposed loading dock area. Will any paving of the . existing gravel surfaces be required with the proposed improvement? 5. , Code compliance: Is the City aware of any zoning or overlay districts that would prohibit this type of an improveme,nt/use?
