I have reviewed the matenals provided wIth tqe subject applIcatIon The PublIc Works land use
condItIons are outlIned and addressed below for the final plat approval consIderatIOn as follows
I ConditIOn Pnor to final plat approval, all utIlItIes, IncludIng but not lImIted to, samtary
sewer, storm water, gas, electnc, telephone servIce, and access shall be dIrectly served
from the publIc way and be Independent of adjacent pnvate property If any utIlIty from
one parcel crosses onto adjacent pnvate property, an easement shall be granted and
recorded for that specIfic utIlIty IncludIng any needed maIntenance requirements All
reqUIred easements shall be revIewed and be approved by the City Surveyors Office, and
recorded pnor to FInal Plat approval
PW Response: The above conditIOn has not been met An updated utility plan Will need
to be submllted shOWing all utllltleJ serving each property and where appltwble, Include
any neassary utlltty easement if that wilily IS reqUired to cross the adjacent pnvate
property The partitIOn plat plan shall be submllted showing final easement detmls, legal
descnptlOns and rewrded once reViewed and approved by the Clly Surveyor

Springfield Fire Marshals Office has no further comment on this partition plat The development IS
complete per final fire occupancy inspections for the three bUildings (Walgreens, First Tech Credit
Union and the 4 sUite spec bUilding which now contains a Goodwill store In one of the Infills) and fire
department conditions were met at the planning level (access and fire hydrant)
