This wntten statement IS mtended to address the conditIOns of tentative plan approval and
diSCUSS how each has been satisfied m the Fmal Plat ApplIcatIOn The partitIOn plat was given
conditional approval under Tentative Case No SUB2008-00006 The conditions of approval
and our response to each are as follows
ConditIOn # I - Prior to plat approval, the applIcant shall propose separate private utility easements for
all utIlIty IIne~ benefitting both parcels and separate access and use/maIntenence easements benefitting
both parcels to the satisfactIOn of the CIty In additIOn, prIOr to plat approval, the applIcant shall record
and document such approved easements on the plat
A draft copy of the Declaration of Easements for Access, Dnveway & Parking, UtilItieS and

ConditIOn # 2 - ExcavatIOn or filling In the VICinIty of the five eXisting street trees, as well as any future
