Re SUB2007-00037 Property Line Adjustment - Marcola Meadows Development Area
Dear Mr Bell,
The Property Line Adjustment application referenced above was received on July 20, 2007 I
have reViewed the appllcalion and found that It cannot be processed until the reqUired Master
Plan IS approved by the Planning Commission for the following reasons
1 The exact zOning boundanes have not been surveyed,
2 The exact localion of the collector street has not been established, and
3 Utility easements, JOint use access easements, JOint use parking easements and other
possible property Issues cannot be determined until staff has reViewed the Master Plan
application and has at least some Idea where utlll!ies Will be located, access IS approved
and parking Issues resolved
I expressed these concerns to Jack Burrell and Rick Satre In an e-mail dated June 29, 2007 In
that correspondence, I suggested that the submittal of thiS application be delayed until submittal
of the Master Plan application, with the Intent that they would be reViewed concurrently, but
separately OverlaYing the Property Line Adjustment map on the recently submitted Master Plan
Pre-Application Report (reqUired pnor to the Master Plan application) Map venfles my concerns
The Master Plan application should show the proposed Property Line Adjustment boundanes
The e-mail also stated that once Master Plan conditions have been established and approved,
the actual processing of the Property Line Adjustment application should not take too long,
perhaps two weeks, depending on my work load at the time
When the Master Plan application IS approved, unless something anses from that reView, I do
not see any reason why thiS Property Line Adjustment application should not be approved
Please let me know If you have any questions concerning thiS letter
