conjunction WI Partition PRE2007-0026 The proposal IS to divide Tax Lot 900 mto
two parcels The ntage for each parcel WIll be 49 feet, whICh IS II feet less than what
IS reqUired on a no south frontmg property Tins vanance equates to 18% of the
reqUired frontage

make It Impractical to us the development area for ItS mtended purposed under
the Spnngfield Developm t Code
This variance applicatIOn IS be reviewed concurrently with the above
mentIOned partitIOn The bUll ng placement of several properties on this block
does not seem to correlate with e deeded property boundaries As a result, the
appllcant/ developer Will have to duce hiS frontage and loss acreage to proceed
with the partitIOn There are curren two reSidential structures on Tax Lot 900
The partitIOn will allow each structur to be located on ItS own lot It would be
Impracllcalto mamtam one lot for two sldentlal structures It IS the mtent of
the Sprmgfield Development Code to mfi Low Density ReSidential property to
denSity reqUirements (10 umts/ acres) whll mamtammg Low DenSity ReSidential
neighborhood characterlsllcs The denSity 0 7 4 umts per acre will not change
with thiS partitIOn, thus mamtammg the neigh rhood traffic flow and density
characterlsllcs A variance for frontage Will be eeded to contmue With the
part/lion
b) Grantmg of the vanance would not be mconslstent WI both the Metro Plan and
the Spnngfield Development Code
The Metro Plan shows that thiS property IS Low DenSity eSldentlal The current
denSity IS 7 4 umts per acre This meets denSity reqUlreme ts for Low DenSity
Resldenllal zone The demlty will not change with thiS parll on or the variance
c) Grantmg of the Vanance would have no slgmficant adverse afti ts on the pubhc
welfare for the nelghbonng properties, and there are provISIons to Itlgate those
adverse affects winch WIll be condition of use
There will be no adverse affects on the public welfare for the nelghb mg
properties with thiS variance or the partitIOn Fire and safety services re
currently met and will not change with thiS proposal The properties to e south
of the subject site will benefit from thiS proposal with added area and fro ge
