BUILDING SPECIFICATIONS
DIVISION DIDO-GENERAL
.0101 CODES: All construction methods, materials and workmanship
shall comply wifh the 2003 EDITIOI'J OREGON DWELLING SPECIALTY
CODE FOR ONE AND TWO F AMIL Y DWELLINGS comprised 01 the 2000
Edition of ICC International Residential Code for One and Two
Family Dwellings with Oregon A.mendments dated April I, 2003,
Construction shall aisa comply with all City, County and
Federal codes, ordinances and regulations os applicable.
0102' PERMITS: The owner will provide and pay lor all permits and
fees except where other provision is mode by contract.
0103 UTILITIES: Owner to provide,
0104 SUBSTITUTIONS: Certain processes, types of equipment or kinds
of materials are specified by manufacturer IS nome, brand or
catalog number to establish a basis 01 qualify or deslrabilily
for the purpose intended. Exclusions of products of equal

OIOS CHECKING: Canlractor shall verily and coordinate all dimensions

0107 CLEANING OF SURF ACES: All surlaces must be clean and In good

0106 COOPERATION: Contractor and subcontractors shall lully
cooperate In carrying out the work. Contractor to do or be
directly responsible for all construction bracing, temporary
shoring, furring and building In, and providing all openings.

DIVISION 0200 - SITE WORK
0201 EARTHWORK,
A, Excavations or Iills shall be so constructed or protected
that they do not endanger 1110 or property,
B. Remove trash. rubbish and other obstructions from site prior
to starting earthwork,
C. Do excavation work for structure and other work shown on the
drawings, carefully trimmed to lines and elevations required for
the work. Permanent cuts and fills shall not be steeper than 2
horizontal to I vertical unless approved by the building
allicial.
D, Stockpile excavated material for backllil purposes at
approved locations. Only clean, granular material is acceptable
for re-use.
E, The building alllcial may require 0 sail test to determine
the soills characteristics.
F. Lot sholl be provided with adequate drainage and shail be
graded so as to drain surface watsr away from foundation walls.
Said grade shall loll a minimum 01 six inches within the first
fen leet, except as restricted by lot lines, slopes, walls, etc,
where drains, swales or ot~er approved means shall
be provided to ensure drainage away from structure.
G. A foundation perimeter drain sholl be installed which ....ilI
drain roof discharge to a point at least five feet from the
foundation walls or to an approved system.
0202 BACKFILLING:
A, Backflil adjacent to concrete walls shail not be placed until
the wall has sufficlenf strength or has been sufficiently braced
to prevent damage by the backfill.
B, Bel ore placing backllll, remove all screeds, screed stakes,
other wood, debris and material subject to rot, corrosion or
subterranean termite cttack.
C, Backfill malerlal shall be clean and granular, piaced in
6-lnch lifts. and compacted.
D. Dispose of all unsuitable and excess material off site.
Conform to local laws and ordinances relating to waste disposal
on property of others.

DiVISION 0300 - CONCRETE
0301 GENERAL REQUIREMENTS,
A. Concrete design. components, storage, mixture, placement and
reinforcement shall conform to Chapter 4.
B, Protect all concrete Irom damage and use special care an all
exposed concrete to prevent staining or discoloration.
C, Damaged concrefe shall be repaired, or removed and replaced
with fle'M concrete at the discretion of the owner.
D. Form all concrete surfaces, ~xcept bottom of footings and top
of slabs,
E. Footings shyll be pla::ed on undisturbed soli or compacted
lill. All I ill maloriais shall be Iree 01 vegetation and
foreign material. A solis investigation report and a report of
satlslactory placement 01 lill shall be submitted to the

0302 FORMWORK:
A, Farms shall be substantial, sutliciently tight and properly
braced to prevent leakage and maintain position and shape.
B, Farms and shoring shall not be removed until the structure
has sulllclent ~lrength to supporf salsly Ifs weight and all
loads placed fhereon,
0303 REINFORCEMENT:
A, Use only new, clean stock, Iree Iram rusf, scale, greose and
other coatings, Reier to ACI 3IB-77,
B, Reinforcement shall conlorm to ASTM A-GIS with delormations
to ASTM A-30S, Grode 40,
C. Reinforcement sizes and locations shall be os shown on plans

D. A grounding electrode system shall be installed as noted in
E3S07 and E3S0B and must be coordinated wifh the elecfrical
contractor.
0304 CAST -IN-PLACE CONCRETE:
A. Basement walls and foundations not exposed to weather and
basement slabs and inferior slabs on grade, except garage floor
siabs, shall be 2S00 psi compressive strength concrete at 26
days,
B. Porches, carport slabs and steps exposed to the weather,
basement walls, foundation wolls, exterior walls, and other
vertical concrete work exposed to fhe weather and garage floor
slabs shall be 3000 psi compressive strength concrete at 26
days.
C, 3000 psi concrete and other concrete which may be subject to
freezing and thawing during construction sholl be air
entrained. Total air content (percent by volume of concrete)
shall be not less than five per cent or more than seven per
cent.
D. The minimum cement content 01 concrete mixtures for exterior
porches, carport slobs and steps that will be exposed to
freezing and thawing in the presence of deleing chemicals sholl
be as specified in ACI 31B.
E, The top surlace 01 all lootlngs shall be level. The bottom
surface 01 loatings may have a slope nof exceeding I In 10,
Footings shall be stepped where il is necessary to change ths
elevation 01 the top surface of the footings or where the slope

030S EMBEDMENTS:
A. Anchor balfs atfachlng mud sills to concrete laundatlons,
sholl be one-half Inch diameter spaced at six feet maximum on
center. and extend at least seven inches into the concrete.
There must be an anchor bolt within twelve inches of each corner
and each piece 01 sill shall have at least two bolts,
B, Posf bases. hoid-downs, vents, door openings and conduits
shall be located accurately as shown on plans.
DIVISION 0600 - CARPENTRY
OGOI GENERAL,
A, All structural dimension lumber shall be graded and marked as
noted in Section RS02 and R602.
B, Approved end-Jointed lumber may be used interchangeably with
solid-sawn members 01 the same species and grade,
C, All structural lumbsr sizes have been designed using WWPA
grading rules. II these members bear the stamp 01 a dlllerent

OG03 BEAMS, HE~,DERS AND STRINGERS: All members 2" to 4" thick and S"

All door and window headers sholl be 4x6 minimum unless noted

supports unless noted otherwise.
OG04 STUDS: Studs shail be Douglas fir/Larch, Grade #2 at all load
bearing walls with size and spacing as shown on plans. Utility
grade lumber may be used il spaced per Table RG02.3(5), Cripples
under headers sholl be continuous to sole plate. Top plates In
load-bearing walls sholl be doubled with joints offset 4Sl1
minimum. Block all stud walls where required for sheathing.
Align load-bearing studs as noted in Section RG02.3.3, Interior
nonbearing partitions may be capped with a single top plate.
Foundation cripple walls shall be constructed as noted In
Section R602.9. All wood members in contact ....ith concrete shall
be pressure treated.
OGOS JOISTS: Floor and ceiling Joists shail be Dougias fir/Larch,
Grade #2, All rim joists and end joists shall be caulked In
place during Iraming, Doubie ail end joists and all joists
under parallel bearing partitions, Lap joists 611 minimum at
Interior bearing supports where possible, otherwise provide
1_1/2'1 minimum bearing on wood or metal supports and 311 on
masonry or use approved joist hangers Floor openings shall be
Iramed as noted in Section R502.10,
OGOG RAFTERS: Raffers shall be Douglas fir/Larch, Grade #2 with size
and spacing as sho....n on plans. All rafters sholl be notched to
provide full bearing at supports.
OG07 TRUSSES: Manulacfurer 01 wood Iiaor or raol trusses shail
supply caples of truss design drawings and calculations to the
building official and owner, Trusses shail be designed per section
RS02.1I.1 by a regesfered protesslonal. Designs drawings shail include
all information noted in sections R50.2.11.4 and ReOl.IO.!.
Trusses shall b.e installed with all fasteners,hangers and bracing
as required by fhe manufacturer. Truss members sholl not be drilled,
cut, notched or altered in any manner unless so designed.

graded and marked as noted in Secfion RS03.2.1, RS03.3.I, RG04

constructed as required by the engineer or os shown on plans.
OG09 STRESSED SKiN PANELS shail be shipped, stored handled and
installed per the manufacturer's Instructions.

DGI9 EXTERIOR WALL COVERING, Siding ,hall be as shown an
plans and conform to Section R703 with attachment per Table
R703.4 unless nofed otherwise. Panel type siding shall have
shiplapped verllcal joints aver framing members and tlashed or
lapped horizontal joints.
OG20 ATTIC ACCESS: A readily accessible Iramed attic access hatch of
nof iess than 22 inches by 30 inches shall be provided 10 any
attic area having a clear height of over 30 inches.
DIVISION 0700 - THERMAL AND MOISTURE PROTECTION
0701 GENERAL:
A, The conditioned spaces 01 these plans are intended to comply
wllh Prescriptive Compliance Path I 01 Table NII04.IO) unless
noted othsrwlse.
6. All insula ling materials to comply with Sections R320 and
NII04,
C. All insulation shall be applied uniformly and in a manner to
prevent compression. Insulation shall be spliJ evenly around
pipes, wires, ducts or other obstructions and cut in around
outlet boxes.
D. Exterior joints around windows and door frames, between wall
cavities and window and door frames, between 'Wall and
foundation, between wall and roof, betwtien wall panels, at
penetrations or utility services through \~alls, floors and roofs
and all other openings in the exterior envelopes shall be
caulked, gasketed, weather-stripped or otherwise sealed.
0702 FLOOR INSULATION:
A. 211 thick (R-15 minimum) extruded polystyrene foam insulation
(approved lor under slab use) shall be installed around enlire
perimeter of monolithic floor slab in 011 heated areas. The
insulation shell extend downward Irom the top 01 the slab to fhe
bottom 01 the thickened edge, The insuiation shall be protected
as shown on plans to 0 minimum of 61' below grade. The complete
area under slab shall be covered with 6-mil polyethylene or
approved equal.
B, 2" thick (R-i5 minimum) extruded polysfyrene loam insulation
(approved for under slab use) shall be installed around enlire
perimeter of floating floor slab in all heated areas. The
Insulation shall extend downward from the top of the slob for a
minimum distance of 2411, or downward to the bottom of the slab,
then horizontally beneath the slab for a mbimum total distance
of 2411. The complete area under slab and under insulation shall
be covered with G-mil polyethylene or approved equal.
C, R-2S fiberglass batt insulation, supported by lath or
corrOSion-proof wire, shall be installed flush under floors over
all crawlspoces. Support system (wood lath, corrosion-resistant
wire, or rot-resistant twine) is required to hold insulation in
place without compressing it. Use baffles if required to
maintain ciearance around crawl space vents, Insfalll perm
maximum kraft paper vapor retarder between 2x decking and
underlayment. Separate vapor retarder is not required in floors
constructed with plywood or OSB sheafhing. Ground caver 01
G-mll black p,olyethyiene with joints lapped 12" minimum and
turned up 12 I at edges is required of all crawl spaces.
0703 WALL INSULATiON:
A, (R-21) Krait laced (I-perm dry cup maximum) high density
Iiberglassbatt Insulation shall be lace slapled to inside
(warm) surface 01 studs in all walls separating heated from
unheated spaces.
B. (R-21) Fire-rated foil-laced high density fibergiass batt
insulation shall be insfalled Inside below grade concrete walls
enclosing heated spaces. Insulation sholl be lace stapied to
2x4 framed Interior linish well held in from concrefe wall so
that insulation does not contact concrete. Insulation must
extend Irom the bottom 01 the above-grade subflcor 10 the top 01
the below-grade finished floor. The rim joist area musf be
insulated.
0704 CEILING INSULATION:
A. (R-38) Fiberglass batt or loose till fibergiass, cellulose or
rock wool insulation shall be installed on Ilaf ceilings. Loose
fili insulation may be used only where rool slope Is 4/12 or
greater and headroom at ridge Is at least 44 inches. Loose fill
insulation must be installed per label indications of pounds
required per square foot or bags per 1000 square feet.

B, (R-30) Foil faced liberglass batt insulation shall be
installed on sloped cellings constructed wllh single rcffers.
C. (R-30) Krait laced fibergiass batt Insulalion shall be
Insialled on ceilings with a slope of greater than 2/12 and an
attic space above.
D. (R-30) Loose till fiberglass, cellulose or rock wool
insulation may be used on sloped ceilings provided slope is 2/12:
or less and headroom at ridge is at l!3ast 44 inches. Loose till
Insulation must be installed per label Indications of pounds
required per square foot or bogs per 1000 square feet.
E, (R-21) Fall laced fiberglass batt Insulation may be Installed
In partially vaulted cellings and ceilings totaling not more
than 150 square feet in area for dormers, bay windo.....s, etc.
Space must be filled (except for required ventilation space) and
a 0.5 perm (dry cup) vapor retarder installed on warm
(in winter) side.
F. All ceilings without an attic space above sholl have a vapor
barrier with a maximum 0.5 perm rating.
G. All attic accesses and skylight wells shall be insulated to
the same R-value as the surroundIng ceiling. A ttlc access
hatches shall be weather-stripped,
H. Rigid, weather-resistant baffles ,hall be Installed to
deflect soffit ventilation air above insulation and to keep
insulation clear from attic hatches. Non-combustible baffles
shall be installed to provide 311 clearance around flues, metal
chimneys, gas vents or fixtures that require clearances or
ventilation for fire safety.
070G ROOFiNG:
A. Roofing materials and application to comply with Chapfer 9.
B. Rooling shall be applied with all Ilashing and accessories
recommended by manufacturer or os required for a watertight
assembly. Finish roofing materials shall be approved by owner.
C, Gutters shall be installed at iower edgs 01 all rool slopes,
Downspouts from gutters to discharge into stormwater drain.
Owner to approve style and color.
0707 VENTILATION,
A. Screened soffit, eave, ridge or roof jock vents sholl be
supplied as shown aD plans with a minimum rafia 01 net vent
opening to ventilated area of I to 150. Ratio may be reduced to
I to 300 II vents are arranged as noted in Section R60G. Screen
shall hove I/SP minimum to 1/411 maximim square openings of
corrosion resistant wire.
B. Crewl space shall be ventilated by means of screened openings
through foundation stem walls as shown on plans. Total net
opening and arrangement of vents sholl be as noted in Section
R40B.I. Screen shall have 1/6" square openings 01
corrosion-resistant wire or another malerlal as noted in
Section R406.2,
0706 MUD SiLL, Both top and bottom 01 mud sill shail be caulked or
gasketed.
0709 THERMAL BREAK, Concrete slabs on grade in conditioned spaces
shall be thermally broken from slabs in adjacent unconditioned
spaces.
DIVISION OBOO - DOORS. WINDOWS AND GLASS
0601 DOORS:
A, Door sizes shall be as noted on plans, with type, IInishes
and hardware as selected by owner. All egress doors sholl be
readily openable Iram the side Irom which egress Is to be made
without the use of a key or special knowledge or effort.
B. Exterior doors (except main entry door) to have a maximum
0.20 U-Value, One door (26 square leet maximum) to have
e maximum 0.54 U-Value. All exterior doors to have an air
leakage rating of 0.37 cfm maximum per square foot of door
area, Ail exterior doors shall be I 3/'1" thick minimum and be
weather-stripped (do not use sticky bock foam).
C. Doors with glozing of 2.5 square teet or larger and sliding
glass doors shall be tested and certified as noted in
Section R613.
D, Openings bstween garage and residence shail be equipped with
solid wood or honeycomb core steel doors not less than I 3/SI1
thick or 20-minute fire-rated doors.

0602 WINDOWS:
A. Window brand and style shall be as directed by owner. Sizes
shall be as noted on plans. NOTE: Sizes of windows shown on
plans are nominal only, Vsrlfy rough opsnlng required belore
framing.
B, All windows shail be double glazed with a maximum 0.40
U-Value and shall meet the fenestration requirements of Section
Nil04.6, Ail windows shall be tested and certified as noted in
Secllon RGI3. Ail windows must be labeled with U-Value or
U-Value ciass except as noted in Section Nil04.4.J.
D. Sleeping rooms shall hove at least one openable egress window
or door as shown on plans and os required by Section R310.
NOTE: Sizes of windows sho....n on plans are nomInal only. Verify
CLEAR OPENING dimensions lor egress windows as required by code,
E, Windows shall be set onto a bead 01 caulking,
F. Skylights shall be constructed of double glozing, with inner
pone tempered, in a metal frame or os noted in Section R308.6
with 0 maximum 0.50 U-Value. Skylight area shall be not more
than 2 per cent of heated floor area.
G. Glass doors and enclosures fur showers, hot tubs, ....hlrlpools.
saunas, steam rooms and bathtubs, fixed, swinging or sliding
glazing in doors and storm doors, and 011 glazing and mirrors
within 2411 of doors or INithin ISII of floors, and all glazing in
railings andglazing used in barriers around swimming pools and
spas shall be tempered and permanently marked per Section R306.J.
Excep'ions are noted in Section R30B.J. R306.1.1 ANO 30B.4,
DIVISION 0900 - FINISHES
0901 GENERAL:
A. All interior finishes and materials to conform to Sections
R3i9 and R702, Wall and ceiling finishes shall have a
liame-spread classilicatian 01 not greater than 200 except as
noted In Section R319.J and a smoke density not greater than 4S0,
B, All exterior linlshes and materlais shall conform to Section
R703 and Table R703.4.
0902 INTERIOR PAINT, Latex paint with colors shall be approved by
owner.
0903 EXTERIOR PAINT, Latex or stain with color to be approved by
owner.
0904 OTHER WALL FINISHES: Contractor to coordinate with owner where
wall paper, paneling, or wainscotting ore desired.
090S FLOOR FiNiSHES:
A. Carpet shall be pralessionaily ins tailed with pad, tack strip
and metal trim as required. Carpet and pad shall be approved by
owner.
B. Cushion vinyl type shall be approved by owner.
DIVISION 1000 - SPECIAL TIES
1001 Cabinets, closet organizers, shelves and other built-ins shall
be as shown on plans and as arranged by owner.
