The purpose of our inspections were to provide on-site guidance for foundation pad preparation so that the pad would provide adequate support to the building foundation. The scope of our services included a visual inspections of the site during foundation pad construction, recommendations made on-site to you and your contractor, and this letter that summarizes our observations and recommendations. FOUNDATION PAD CONSTRUCTION Ourunderstanding is that the proposed foundation for the subject project consists of a conventional cast-in- place reinforced concrete spread footing system that includes a continuous perimeter strip footing/stem wall and isolated and strip footings within the crawlspace. Soils at the site, as exposed during excavation, consisted of 1.5 to 2.0,feet of brown gravelly silt with roots over 1 to 2-feet of tan/orange, stiff, plastic silt or clay over decomposed sandstone/siltstone. The depth of the excavation ranged from 2.5 to 4.0-feet with the highest cut located at the southeast comer (the highest grade of the natural ground surface). Groundwater was intercepted in any of the excavation. Based on our recommendations, all organic soils were stripped and removed from the foundation pad area. The foundation area was excavated so that subgrade underneath footings consisted of stiff tan/orange plastic silt/clay or into decomposed sandstone/siltstone at an elevation that is at least 2.5-feet below the final elevation of the ground surface on the outside of the perimeter foundation. All loose soils were removed from the native silt/clay or sandstone/Siltstone subgrade, and the native silt/clay or sandstone/siltstone subgrade underneath footings was covered with 2 to 3-inches of %-inch (-)dense-graded crushed aggregate. , K & A Engineering, Inc. SUMMARY AND RECOMMENDATIONS General Suitability . The founda~on pad, as prepared, is suitable to support the proposed founda~on. The stiff plas~c clay/silt and decomposed sandstone/siltstone subgrade, as prepared, is suitable to support the proposed founda~on. Foundation Support Foo~ngs should be supported by the prepared founda~on pad subgrade. The final grade around the perimeter founda~on should be at an eleva~on of at least 2.5-feet above the subgrade underneath the perimeter strip footings. We recommend an allowable bearing capacity of 1 ,500-pounds per square foot for conven~onal strip and spread foo~ngs supported on the prepared subgrade. Retaining Wall A portion of the excava~on on the southeast corner of the founda~on pad required and excava~on that exceeded the height of a conventional footing and stem wall. K & A Engineering, Inc. provided recommendations for a footing and stem wall designed to retain the cut embankment. These recommendations were provided under a separate cover letter dated August 20. 2008. Drainage We recommend !hat a footing drain system be installed at the base of the perimeter strip footing at the exterior side of the foundation. This system consists of a perforated drainpipe covered with a minimum of 12-inches of drain rock that is enveloped with separation geotextile. The perforated drainpipe should be connected to a solid drainpipe that routes intercepted groundwater to an appropriate disposal pOint for stormwater. The roof drain system should not be connected to the footing drain system. Roof drainage and foundation drainage may be routed in one solid collector pipe downhill of the foundation. Rnally, we recommend installation of a low-point crawlspace drain in the northeast portion of the crawlspace or at the lowest area of the crawlspace. The low-point crawlspace inlet should be located at the subgrade and should be covered with a screen or grate to prevent soil or gravel from entering the drain. The low-point drain should be routed to a suitable disposal point for storm water, and may be connected to the common rOOf/footing drain collector pipe downhill of the foundation. Expansive Soils The tan/orange stiff plastic sins/clays have a moderate potential for volume change wnh changes in water content. .our recommendation for minimum subgrade depth below the final perimeter grade (see above) was made to minimize the hazard of expansive soil. SPECIACATlONS Drain Rock Drain rock should consist of 1 'h to 3-inch clean, open-graded, and durable round river stone or angular quarry stone. ' Sull9rade Subgrade refers to compacted, graded native stiff tan/orange silts and clays or decomposed sandstone/siltstone underneath stripped and grubbed organic layers that will support foundation loads.
