1. CARE SHALL BE TAKEN TO ENSURE THAT CHEMICALS USED DURING CONSTRUCTION WiLL NOT ENTER THE SOIL OR BE WASHED INTO THE STORM
WA TER SYSTEM. NO PAINT WASTE OR CLEANING MA TERIALS OF~ WASTES SHALL BE ALLOWED TO ENTER THE SOILS OR STORM WATER SYSTEM.
2. CONTRACTORS/DEVELOPERS/OWNERS SHALL BE RESPONSIBLE FOR THE SAFE HANDLING AND STORAGE OF CHEMICALS, PETROLEUM PRODUCTS,
FERTILIZERS AND THE PREVENTION OF GROUNDWATER AND STORM WATER RUNOFF.
3. NO FILL MATERIALS CONTAINING HAZARDOUS MATERIALS IS PERMITTED ON THIS SITE.
4. NO D.N.A.P,L. (DENSE NONAQUEOUS PHASE LIQUID) CHEMICALS ARE PERMITTED TO BE USED OR STORED ON THIS SITE.
5. NO MORE THAN 20 GALLONS AGGREGATE OF MATERIALS HAZARDOUS TO GROUNDWATER MAY BE STORED ON SITE.
6. UNDEVELOPED LAND SHALL BE MAINTAINED IN AN UNCLUTTERED. DUST-FREE. MOWED AND ATTRACTIVE MANNER. SUCH LAND SHALL NOT BE USED
FOR PARKING.
7. IN ACCORDANCE WITH SDC 3.2-425(G)(6), MAXIMUM NOISE LEVELS (MEASURED AT THE PROPERTY LINE) GENERATED BY THE DEVELOPMENT
SHALL COMPLY WITH OAR 340-035-0035, NOISE CONTROL STANDARDS FOR INDUSTRY AND COMMERCE.
8. SECONDARY CONTAINMENT OF ALL HAZARDOUS MATERIALS USED OR STORED ON THE SITE SHALL BE PROVIDED.
9. CONTRACTORS/DEVELOPERS/OWNERS SHALL BE RESPONSIBLE FOR ENSURING SPECIAL PRECAUTIONS ARE OBSERVED DURING CONSTRUCTION TO

LANDSCAPE NOTES
(1) AU landscaped areas shown are to be backfilled with a minimum of 8" approved loam/topsoil. All beds
are to be amended with 4" of Lane Forest Products 'garden rich' compost, or equal. Upon completion
of plant installation 3" of fme fir bark is to be applied,
(2) All trees and pJantings are to receive 5-4-3 organic based fertilizer at time of planting, (or equal), with
the trees double staked as per American Nursery Association Standards, Care should be especially
given to ensuring that the plantings are not installed too deep. Plantings are to be guaranteed for a
period of one year following acceptance. (Except acts of god or negligence/vandalism.)
(3) The site shall remain in a clean, safe state during the landscape installation. Care should be especially
given to the protection of new concrete and asphalt surfaces. Provisions for proper care and
maintenance of the plant material shall.remain the responsibility of the contractor until acceptance by
the owner.
GENERAL LANDSCAPE NOTES
(1) A minimum of75% of all landscape area, including required planting strips and planting islands, shall
be covered with living plant materials.
(2) All landscaping shall be installed and maintained in such a manner as is necessary to protect it from
vehicular damage.
(3) Visual breaks, no more than five feet in length, shall be provided every 20 feet within landscaped
planting strips abutting public right-of..way.
(4) Vision clearance triangles at the entrances to the parking areas shaU be a minimum of 15 feet in length
for each leg, and shall be kept free of all visual obstructions from two and one-half feet to nine feet
above the curb line.
(5) Shrubs, when used as parking area perimeter screens, shall be planted in minimum five gallon container
sizes, or larger, as necessary to achieve the desired screening height of 36 inches within two years after
planting,
(6) The minimum planting size for trees in parking areas shall be 2.0. inches caliper as measured by
American Association of Nurserymen Standards. (Street trees)
(7) Trees shall be planted in a landscaped area such that the tree bole is at least three feet from any curb of
paved area
IRRIGATION SYSTEM NOTES
(1) A fully automatic irrigation system shall be design-build by a licensed and bonded irrigation
contractor. The existing system on the site should be investigated and protected, especially the
water source providing for the landscaping along the north perimeter.
(2) All landscaped areas shown on the design are to be watered using the designed system. Backflow
protection is to be provided per local codes,
(3) General description: Popup spray heads are to be used on the planting bed areas, as well as the
shown 'lawn' areas. The minimum supply should be 1112" with corresponding piping to be class
200 PVC. All electric valves are to be Rainbird PEB or equal, with a controller, (ESPIX Rainbird)
located as per owners and general contractor. (It is the intent to incorporate this new irrigation
system with the existing Jerry's system, It is possible that an added controller will be required.)
(4) Sleeving requirements shall be indicated on the submitted design, with coordination made between
the site contractor and the landscape/irrigation contractor.
(5) The system shall be guaranteed for a period of one year following installation.
