eXlstmg structure and other open area on-sIte as a means of preservmg eXlstmg trees and mlnImlzmg ImpervIOUS surface The 4,0225 sfbUlldmg footprmt and 9,9002 sf of ImpervIOUS surface for drIveway and reqUIred parkmg Improvements represent an mcrease of 6,711 2 sf of ImpervIOUS surface on the 1 07-acre sIte The proposal results m less than 30% lot coverage for the sIte - well under the 45% allowed m SDC 3 2-215 Currently the sIte has a dwellmg and shed WIth a footprmt of 2,497 4 sf, and 4,714 1 sf of ImpervIOUS surface m drIveway and parkmg areas (a total of 7,211 5 sD The ApplIcant was mformed through the pre-applIcatIOn process that Code- reqUIred parkmg would need to be prOVIded on-sIte To comply WIth thIS and other reqUIrements (e g , drIveway WIdth for fire access, etc ) and to mInImIze tree removal, the ApplIcant proposes to take access VIa a slIghtly relocated drIveway curb cut off Deadmond Ferry Road The eXlstmg curb cut IS 17-feet WIde and located near the northeast corner of the sIte To reduce the need for addItIOnal tree fellmg, to preserve the mtegrIty of a large cluster of trees at the northeast corner of the SIte, and to proVIde greater separatIon from the abuttmg neIghbor's drIveway (to the east), the ApplIcant proposes to mstall a 24-foot WIde drIveway centered west of the eXlstmg eastern curb cut As shown on Sheet A2 1, the proposed parkmg spaces have a 16' long paVIng depth WIth an allowed 2' overhang mto a landscape area (on the east SIde of the parkmg area) or i-WIde paved pedestrIan walk (on the west SIde), thus meetmg Code standards for parkmg area paVIng dImenSIOns The GRP encourages development proposals to seek "reasonable retentIon of eXlstmg trees" [GRP ImplementatIOn ActIOn 8 4] ThIS proposal fulfills thIS objectIve by retammg trees to the extent practICable, and preservmg 80% of the tree on-sIte All eXlstmg trees larger than 5" dbh were mapped, mventorIed, and evaluated by a certIfied arborIst A tree fellmg permIt to remove 15 trees
