ThIS apphcatIOn IS a proposal to subdiVIde the property located on a portIOn of Tax Lot
200, Tax Map 17-02-35-42 mto SIX lots Currently, the SIte has an eXIstmg mobIle home, thIS
resIdence and attached deck are to be removed In conformance WIth the Low DenSIty
ReSIdentIal claSSIficatIOn of the sIte and surroundmg properties, all lots Will be developed With
smgle-fannly reSIdences
Our project SIte mtersects With 74th Street and A Street, both of whIch are llllproved and
have a 50' nght-of-way untIl the pomt of the project SIte The proposed off-SIte Improvements
Wlll mclude WIdemng the nght-of-way to 50' and pavmg to 32', add curb and SIdewalk The
Irrevocable Pnvate Jomt Use Access easement WIll be 26' Wide and Will meet fire code The
proposed pnvate dnveway does not exceed the reqUirements for dead-end fire apparatus access
(0-150' length), no fire turnaround Will be reqUired We antICIpate removal of two trees Will
occur dunng bUIldmg constructIon of the dnveway A Jomt UtilIty Trench along the proposed
dnveway Will connect water, cable, telecommunIcatIOns, and power to all lots A proposed 8"
pubhc sarutary sewer hne WIll connect to the eXIstmg manhole and servIce all lots by separate 4"
laterals In addItIOn, two 6" sarutary sewer hnes are proposed along the property hnes of Lots 5
and 6, these hnes Will also connect to the 8" publIc sanItary sewer lIne and servIce possIble
future development for the property to the south We are proposmg to mstall a 6" perforated
storm pIpe south of the subject SIte, whIch Will connect to the proposed 6" storm lme located
WIthm Lot 4, to collect surface runoff from lots frontmg Mam Street
The south portIon of Tax Lot 200 has been determmed to be Its own legal lot (per deeds
recorded January 7,1952, Book 451, Page 602 and March 7,1969, Recordmg No 56282), and IS
no longer a part of thIS land use applIcatIOn The owner acknowledges that an approved access
Will need to be obtamed from ODOT pnor to future development of Tax Lot 202 and the south
portIOn of Tax Lot 200
The Lane County SOlI Survey shows the SIte as havmg Pengra-Urban Land Complex
(106A) and Marcola Cobbly SIlty Clay Loam (77B) PermeabIlIty ofthe relatively undIsturbed
Pengra SOtlIS very slow The SOlI Survey mdIcates that a hIgh water table lS a depth of I 5-2_5
from November to May PermeabIhty of thIs Marcola S01lIS slow The hIgh water, table IS a
depth of 3 5-4 5 from November to May A Geotechmcal Report IS proVIded

to the west of the SIte (See AppendIx A for Site Plan) The proposed development WIll
reduect a large portIOn of the runoff to the City of SprIngfield publIc sto1111water system
and sIgmficantly less runoff Will flow to the propertIes located along the west of the SIte

system was SIzed to receIve runoff from the Justm DIllon, the future development of the
