750 S. 28TH STREET
TENTATIVE PARTITION PLAN
Branch Engineering Inc. Project No. 24-212
This application proposes to partition a property located at 750 S. 28th Street (TM
18-03-01, TL 100). The site lies within the City of Springfield city limits and is zoned HI,
which is consistent with the Eugene-Springfield Metropolitan Area General Plan
designating the area as Heavy Industrial. The site has five structures with several access
connections along S. 28th Street that were constructed this year.
To the north, the site abuts S. F Street. Current improvements within S. F Street include
pavement, sanitary sewer, water main, and gas main. To the east the site abuts and takes
primary access off S. 28th Street. Current improvements within S. 28th Street include full
street improvements with curb and gutter, 10’ wide curbside sidewalk, gas, sanitary
sewer, water main, stormwater facilities, and overhead power and communication lines.
The developer wishes to perform a 3-parcel partition with the northerly structure located
in the central parcel, the remaining structures in the southerly parcel, and leaving the
northerly parcel vacant except for vehicle storage.
It should be noted that S. F Street does not appear to be a public right-of-way, but instead
a street easement over the railroad right-of-way. Documentation supporting this is
included in this submittal.
