Re: Lot of Record status on tax lot 5900 of tax map 17-03-34-11.
Dear City of Springfield planning department staff person:
The owner of tax lot 5900, Lois Hammond, is asking the City of Springfield planning and
development department to recognize that tax lot 5900 contains 3 legal lots for
development use. Below is a summary of the history of the conveyances of tax lot 5900
based on Lane County A&T description card. Each deed contains a separate map
showing the location and configuration.
SUMMARY:
1) Plat of Emerald Heights Addition to Springfield, recorded in Book 4, Page 14,
signed on October 20, 1909. 1 have enlarged a portion of the plat to show the
dimension of Blook 32, of which tax lot 5900 is a portion of Lots 1 and 2.
2) Reel 131-59DR/ 65410 (59483), signing date September 1, 1951, a Warranty
Deed, from Mary Trihub, grantor to Demid and Rosa Trihub, grantee. This
convenance includes of a portion of Lot 1 and all of Lot 2 Block 32, see the
submitted map with the area shown in orange.
3) Reel 215-D/ 4536 (59482), signing date September 6, 1951, a Warranty Deed,
from Demid and Rosa Trihub, grantor to Mary Trihub, grantee. This convenance
is for the north 50 feet of Lot 1, Block 32, see the submitted map with the area
shown in blue.
4) Reel 404-R/ 35382 (62349), signing date February 10, 1955, a Warranty Deed,
from Demid Trihub (a widower), grantor to Nellie Cray, grantee. This convenance
is for tax lot 6000, being a portion of Lot 2, Block 32, see the submitted map with
the area shown in Green.

5) Reel 131-59D/ 65411 (62350), signing date February 10, 1955, a Warranty
Deed, from Demid Trihub (widower), grantor to Nellie Cray, grantee. This
convenance is for a portion of Lot 1 and a portion of Lot 2, Block 32, see the
submitted map with the area shown in pink.
6) Reel 110-58D/ 30439, signing date January 22, 1958, a Bargain and Sale Deed,
from Demid Trihub, grantor to Gladys Biegel, grantee. This convenance is for a
portion of Lot 1 and a portion of Lot 2, Block 32, see the submitted map with the
area shown in pink.
7) Reel 132-59D/ 66415, signing date April 10,1959, a Warranty Deed, from Walter
and Gladys Biegel, grantor to Albert and Lois Hammond, grantee. This
convenance is for a portion of Lot 1 and a portion of Lot 2, Block 32, see the
submitted map with the area shown in pink.
8) Reel 215-D/ 4537, signing date March 30, 1963, a Warranty Deed, from Mary
and Virgil Caldwell, grantor to Albert and Lois Hammond, grantee. This
convenance is for the north 50 feet of Lot 1, Block 32, see the submitted map
with the area shown in blue.
9) Reel 2339-R/ 97-65870, signing date September 29, 1997, from Lois Hammond,
grantor to Lois Hammond trustee of successor trustee, UAD July 15, 1997, the
Trust of Lois Hammond, grantee. This conveyance is for Lot 1 and a portion of
Lot 2 (except tax lot 6000), see the submitted map with the area shown in purple.
CONCLUSION:
Based on the submitted documents it would appear that the City of Springfield
Planning and Development Department could recognize that tax lot 5900 has 3 legal
lots for development.
