Questions
1. Can we create 12 new homes with this planned layout with the existing four
lots in this proposed layout? There will be 10 single story homes,
approximately 30' wide by 68' long and two 2 story homes, about 34' wide
by 30' long (except for the garage which will be 24' long?
2. Utilities — Are there any issues of getting electrical power, water services,
storm water and sewer services to the 12 new and 2 existing homes planned
under this proposed development? We plan to install individual soakage
trench systems in each of the backyards for all 14 homes to handle excess
water due to impervious surfaces. Can the sewer line be extended from 19'h
Street to 20t' Street through the property as shown in RED on the attached
drawing to service all 14 homes?
3. What will be the requirements for accessing the two new homes off 19t'
Street and the 10 new homes off of 20`' Street? Please include requirements
for finishing off the street frontage on 201' Street and Otto Street.
4. We ai�n to create from the 4 existing lots a total of 14 individual lots (2 with
existing homes and 12 with new homes) that can be sold outright to
individual buyers. Can this be accomplished by creating 2 sets of detached
Duplexes and 2 sets of detached Fourplexes and leave the two existing
homes on parcels 7800 and 2100?
5. We understand that the City of Springfield wants to get sewer access over to
20t' and Otto Streets to service the future needs of the existing homes to the
East and North of these area. This will require a larger sewer pipe than what
would be needed to service just 14 homes in this planned redevelopment.
Will the city reimburse the developer for the all the increased costs in
putting in a larger sewer system over a system to service only 14 homes?
