The proposal is to construct a multi-story indoor storage facility on the following taxmap and taxlot
properties 18-03-03-20 – 2000 & 2003. Current zoning on the subject properties is light medium
industrial. Please answer the following questions related to the proposed development:
1. Wetland/Riparian Area – The screen shot attached from the Springfield GIS map shows an
area at the SW portion of the property that has wetland and associated riparian setback.
This does not really make sense to us due to the slope that the wetland area would extend
up the hill so far (approximately 10+ feet of vertical gain).
a. Will the City accept a revised map if a wetland consultant performs a delineation
and obtains concurrence from the Department of State Lands (DSL)?
b. If so, is there an automatic riparian bu8er that gets applied to the delineated
wetland?
c. Is there a path forward with the City of Springfield to impact those wetlands if
desired?
2. The Springfield GIS map shows the properties having an urban renewal district which is not
shown on the RLID report.
a. Can the City elaborate on what this means?
b. Are there additional requirements or opportunities with this designation?
3. The zoning on the property is Light Medium Industrial (LMI). Looking through the code it
appears mini-storage is an outright permitted use but the terminology is not direct. Please
confirm that a multi-story indoor storage facility is a permitted use in LMI.
