Hello,
The following is my "written narrative" to supplement my application for an ADU at 6005 Main Street in Springfield.
What I am proposing to build is a modest 28' by 30' footprint freestanding garage with an apartment over it, consisting
of 784 square feet of heated habitable space above the lower first floor garage.
I believe this proposal meets all requirements for SDC 3.2.275 in the following ways:
The structure will meet "Clear and Objective Standards", and be no taller than the current existing house, with a roof
pitch of 3/12.
The eaves will overhang the building by at least a foot.
The color, siding, trim and windows will match the visual style of the existing house (gray, white,etc) as closely as
possible.
It will have a kitchen, 2 bedrooms, and 2 bathrooms (that are independent from the existing house).
It will be no less than the existing building's setbacks which are 5 feet from any side of the 1 acre parcel that it is on.
There will be foot traffic access on both the North and South sides of the structure. A 3 foot hard surface walkway will
be constructed from one of these doors to the street, and will consist of either asphalt and/or stone walkway.
The door with the hard surface walkway will also have a covered porch over it with a depth and width of 3 feet.
There will be a gravel infiltration trench for the disposal of stormwater runoff.
There will be a covered area for garbage and recycling cans that will be located in a place that is not visible to any
neighboring dwellings.
It will be a new construction, and not a manufactured home.
The landscaping will be simple, mostly just grass and potted plants or hedges on the East and West perimeter of the lot
