Project No. 21-466 This application is a submittal of the Final Partition Plat for Moore Residential Trust at Map 17-03-25-24; Tax Lot 2300. The Tentative Partition Plan was granted approval on May 2, 2023 under File Number 811-23-000074-TYP2. The following explains how the Conditions of Approval are satisfied. 1. Future development of the parcels must conform to the density standards of the R-2 district by requiring two (2) dwelling units per parcel, which may consist of 2-attached or detached units. A restriction document is enclosed in this submittal, which will be recorded concurrently with the plat. This document includes language confirming that the future development of the parcels will conform to the R-2 district density standards by requiring a minimum of two dwelling units per parcel, which may consist of either attached or detached units. 2. Prior to Final Plat approval, the applicant must contact SUB Electric to gain sufficient capacity for future dwellings. Dave Kandle (davidka@subutil.com) from SUB Electric has been contacted and confirmed that they will be able to provide power to the parcels. All necessary utilities for power provision will be constructed concurrently with the home construction on the parcels. 3. Prior to Final Plat approval, the applicant must construct the lateral from the existing main on the north side of S Street to Parcel 1 as shown on the tentative partition plan. This will require an encroachment permit. A lateral is currently under permit to be constructed from the main within 16th Street. This will ensure that the lateral connection to Parcel 1 is completed in accordance with the tentative partition plan. The applicant must install the sidewalk and driveway into S Street per City Standard Dwg 3-27 for the driveway and culvert, and 3-12 for the setback sidewalk using an encroachment permit (this will be separate for the permit for the sewer connection to Parcel 1). The sidewalk and driveway installation in S Street are currently under permit. This permit covers the construction in accordance with City Standard Drawings 3-27 for the driveway and culvert, and 3-12 for the setback sidewalk. 5. Prior to approval of the Final Plat, the applicant must execute and record an Improvement Agreement for S Street, for all remaining improvements required to bring the street to current city standards, which are limited to the paving, curb and gutter, and storm drain. The developer is prepared to execute and record an Improvement Agreement for S Street. Please provide a draft copy of the agreement for the developer's review.
