Development Initiation Meeting (DIM) – Written List of Questions
Property Description.
The subject property is approximately 3.76 acres in size and has one existing building. It consists of 2 tax
lots.
The subject property is zoned HI (Heavy Industrial) and planned HI (Heavy Industrial).
Site Design
The client plans on developing the property with a mini storage facility that will include an on site
manager’s living quarters.
The existing building/business with associated parking will remain.
Our questions are as follows:
1. Planning
Building setback in the HI district is 10 feet from front lot line (30th Street, Olympic Street, 32nd Street).
Other setback requirements in this district apply to parking, driveway and outdoor storage.
Q: Is a 0 foot setback on the north property line a correct assumption?
Q: There is an existing 7’ PUE running north south through the property. It doesn’t appear to be
improved (i.e. have utilities). Can we vacate it?
2. Utilities / Public Works
See Existing conditions plan for location of existing utilities.
Q: If there is insufficient room for vegetated treatment on site, does the design team need to provide
any sort of calculation to allow the use of proprietary treatment instead?
3. Building
The 2 tax lots are to remain in common ownership.
The exterior building is 26,125 sf.
Q: Are there any requirements we need to be aware of when building across a property line?
Q: Are there any requirements we need to be aware of when one of the buildings is this large? Does
a fire wall solve it?
Q: Will a 0 foot setback on the north property line require anything different for that wall considering
it abuts a railroad right of way (essentially a no build zone)?
4. Fire
There are 3 fire hydrants located on the Site Plan.
Q: Is the existing site plan adequate for fire access or will any units be required to be sprinklered?

Q: Does fire need maneuvering inside the facility (30’ inside radius/50’ outside radius) if an
emergency exit is provided?
