Project No. 23-415 Dear Chris, This submittal is in response to the plat review comments dated April 29, 2024. The following is a brief outline of the changes and a description of how each review comment was addressed: County Comments: Page 1 1. Were the monuments found at the Northeast corner of Parcel 1 and Southwest corner of Parcel 3 found without a cap? If so, please label with no cap. It is local industry standard to not speak to a cap should no cap be found. No change was made. 2. Graphic for existing plat boundary does not quite match up with text. The legend has been adjusted to accommodate this discrepancy. Page 2 1. Add creates & grants to number 3 in the declaration. “Does hereby CREATE, AND acknowledge, AND GRANT the private easements by separate document”. Per a phone conversation with Trevor Ross on Tuesday April 30, alternative phrasing that meets the comment’s intent was used. GENERAL MATTERS: 1. Please submit an updated title report with the final submittal of the plat. An updated title report will be included once all documents are notarized and ready to submit for recording. Partition Plat for Don Horton May 1, 2024 Branch Engineering, Inc. Page 2 of 2 2. Estimated taxes for 2023-2024 must be paid prior to recording. We have the request form and will forward to Assessment & Taxation at your direction or as we move closer to recording. Once the amount has been determined, and you prefer immediate certification, payment should be made with a cashier’s check or money order made out to Lane County, delivered to Assessment and Taxation, 125 E. 8th Avenue, Eugene, OR 97401. Their hours are 10:00 a.m. – 3:00 p.m., Monday – Thursday (closed Friday). According to a response from Sam Kratt with Lane County on April 29th, all taxes are current. 3. Deeds & Records recording fees are $132 for the plat. Associated documents to be recorded with the plat have a standard fee of $87 for the first page and $5 per page thereafter, plus a $5 fee if the document has more than one purpose (e.g., Access Easement AND Maintenance Agreement). Also, the recording fees for certain documents, such as an Irrevocable Petition for Public Improvements, are priced at a slightly lower fee of $77 for the first page and $5 for each page thereafter. Documents that contain text lower than 10pt font size will be charged an additional $20 since it is below the recording standard. Fees may be paid by check made out to Lane County or by Credit Card upon request. Fees will be calculated and paid at the time of recording.
