Below are your completeness review items followed by our responses. Please contact me if you need additional information. 1. Show the proposed area designated for vehicles awaiting repair (number of vehicles and dimensions of area). Include whether this area is paved and the boundary of the paving. What is the maximum number of vehicles awaiting repair proposed by the applicant? MDS approval standard 5.15.125 (7) requires any new outdoor storage area to be screened The area east of the Existing Shop building is designated for storage of vehicles awaiting repair. This is shown on the attached drawing and accounts for three rows of three vehicles apiece, so nine vehicles. Overflow vehicles awaiting repair will be stored inside the Existing Shop. All areas are currently paved and screened. 2. Show frontage improvements including sidewalk curb and gutter and curb cuts (driveways) including dimensions along the frontage of 1145 28th Street and also on the lot to the south which contains the 12' easement. These items are now shown on the existing site plan. 3. Submit a copy of the easement document referenced Instrument 7768572. A copy of the easement.document is attached. 4. Shove the existing paved driveway and curbcut location and dimension and whether this lines up with the easement on the plan and the description for Instrument No. 7768572. These items are now shown and labeled on the attached drawing. 5. If there are any physical items such as structures, fences or containers within the easement boundaries accessing 1089 28th Street show those items on the existing conditions plan. There are no items inside the easement boundaries. 6. Indicate the aisle (backup width) for the proposed parking along the frontage of 1145 28th: The aisle width (22') is shown on the drawing. 7. SDC 4.6. 155(A) regarding bicycle parking parking states that fractions of numbers shall be rounded up to the next high number. The garage repair is a service and requires two bike parking spaces and the storage area is considered Industrial/Wholesale and requires one. Three long term bicycle parking spaces will be provided inside the Existing Shop building. 8. The trash enclosure is shown on a property that is not involved in this application. The applicant must provide a deed for this property and signature of the property owner (map and tax lot 17- 02-31-22-01600) giving permission for this improvement on the property or the trash enclosure must be shown on a portion of the two properties involved in this application. Trash enclosures must be covered, screened, connected to sanitary sewer and hydraulically isolated. The trash enclosure is now on the east side of the Existing Garage building (shown on the attached drawing). These are just roll cans and don't need to be connected to the sanitary sewer system. They will be kept behind the existing iron gate and the owner plans to attach cedar planks to this gate to provide screening. 9. Submit a Drinking Water Protection application listing both properties. A Drinking Water Protection application will be submitted. 10. A Joint Use Agreement will be required between the properties guaranteeing the use of 1145 for storage of vehicles awaiting repair as long as auto repair is occurring at 1089 28th Street A Joint Use Agreement can be provided as a Condition of Approval. 11. What are the items are to be stored in the 1145 building? Is everything in the building for use by Child's Automotive? The 1145 building (shown on the attached drawing as the Existing Shop) is used for storage of cars waiting to be worked on and car parts. Everything in this building is for use by Child's Automotive. 12. Show the electrical service locations for each property. Electric service for each building/property is shown on the attached site plan drawing. Both buildings are served by overhead electric. 13. Show the fence along the property line (wrought iron or masonry) or additional landscaping in other areas of the property required by MDS approval criteria 5. 15. 125(3)(b)(i) and (ii) when there is insufficient space for the landscaped setback. Fences along property boundaries and type of .fencing materials are shown and labeled on the attached site plan drawing. There is insufficient space on all sides for landscaping. The fencing on the east side of both lots is either cedar or chain link with slats, so there is screening for the existing non -confirming residences to the east. 14. Show the existing street lights on the plan. The nearest street light is shown on the drawing at the corner of J Street and 28"'. 15. Show the nearest fire hydrant on the plan. The nearest fire hydrant is shown on the drawing at the corner of J Street and 28h. 16 Are the lines labeled "Boundary lines"property lines? Please show property lines.
