Landlord has offered to rent to Tenant those certain premises known and described as follows: Approximately l p square feet of warehouse/Office/Restroom space located at 8630 28th Street Springfield, Or 97477 together with rights generally necessary and available for use of that portion of the structure and premises for the purpose contemplated by this agreement. 1. Security Deposit: Tenant shall immediately deposit $ 1600 in trust with Landlord as security for Tenant's obligations under this agreement. If Tenant defaults in any rental payment or other performances of Tenant's obligations under this agreement, Landlord may elect to apply the security deposit towards the rental or the Tenant's non-performance to the extent of the default. Any such application of part or all of the security deposit may be made without prior notice to tenant, and is in addition to all other Landlord remedies. At the expiration or sooner termination of this agreement, (a) if tenant is not in default, the security deposit balance shall be paid to tenant, or, (b) if Tenant is in default, Landlord may retain the security deposit balance until landlord's damages are ascertained. 3. Property Taxes: Tenant shall pay all property taxes assessed against Tenant's inventory, equipment, appliances and other personal property, and all other assessments relating to the conduct of Tenant's operations on the rented premises. Owner shall pay all real property and other assessments relating to the real property assessed against the leased premises. 4. Use: The Tenant shall use the premises during the tern of the rental agreement for the conduct of the following business: for no other purpose without the Landlord's written consent. TENANT HAS SOLE RESPONSIBILITY TO DETERMINE THE SUITABILITY OF PREMISES FOR TENANT'S INTENDED USE. Tenant shall not make any unlawful, improper or offensive use of the premises, nor suffer any waste or strip thereof. Tenant shall not permit any objectionable noise, vibration or odor to escape or be emitted from the premises, or do, or permit anything to be done which tends to create a nuisance. Tenant will not allow the condition of the rented premises to fall into such a state of disorder, or install any equipment or fixtures, or store any highly combustible materials on the premises, or otherwise utilize the premises in a manner which would require the fire insurance rating on the rented premises to increased or prevent the owner from taking any advantage of any rulings of the insurance rating bureau of the State of Oregon which would allow the owner to obtain reduced premium rates for long-term fire insurance policies, without the express written consent of the Landlord. Tenant shall keep all walkways, sidewalks entryways in and surrounding the rented premises free and clear of ice, snow, rubbish, debris, or other obstructions. 5. Possession:
