The list I provided below seems to mostly pertain to Phase I and ll, so how do we draw the line for only Phase lll? 2 questions in the meantime I The Decision states we can have concurrent permit reviews, so can Building Plan Review proceed while we're taking care of these items? The only COA item listed as required "prior to issuance of Finat Occupancy" is#L4 below (repairing the sidewalk). All site work shown on the Final Sil.e Plan would need to be completed as well as the conditions of approval. I Could you send me the entire Site Plan drawing (and any other docs you think might be helpful)that was approved with the Site Plan Review? I attached the Tentative in my last email. Please use the plan attached to this email. 1 t Since this is considered "Phase lll" of the Site Review (the infill of the existing building), so do we still need a new LUCI for the Tenant lnfill (since it was already reviewed and approved under 811-19- 000071-TYP2)? Although we are changing the use of the building, the Site Review has already approved any use within the building that fits any allowed use under zoning, which is still the case with our client Superior Greens (flower wholesaler). The LUCI was required to ensure that the Site Plan improvements were still in place. The fee essentially pays for staff time to conduct the site visit and post follow up communication and final site visit. So it's still relevant for the change of use. Thanks, as always! Willard C. From my understanding, here is a condensed list of the Conditions of Approval, mainly applying to phases I & ll, issued in the Staff Report & Decision to Site Plan Review #811-19-000071-TYP2 on 5/2412019: 1. convert overhead power supply to underground, provide screening 2. provide wellhead protection sign 3. remove/relocate existing ground feed 4. provide access to existing trash enclosure or additional enclosures 5 provide sanitary floor drains at overhead doors 6. submit materials for permeable pavement 7 . O&M Plan for vegetated swale w/ agreements for each taxlot 8. record all maintenance agreements on deeds 9 provide vegetative plan for swale 10. provide fully mature vegetation or additional erosion control 1 1. provide swale lining or special foundation 12 provide ODOT driveway details/materials 13" submit State Highway application for approach; gain cross-over easements 14. repair any damaged sidewalk along main street i 5. provide cross-access easement for back taxlots over front taxlot 2 will 1 6. provide on-site lighting that shields glare 17. provide bicycle parking L8. follow'Best Practices' to prevent environmental contamination 19 maintain provided protection of existing stormwater facilities Item #5 above applies specifically to the Superior Greens building, as well as these other ADA items noted on the final site plan excerpt Andrew Larson sent: o provide ADA access striping o provide Van-Accessible sign . replace existing ADA access w/ sidewalk o provide hoop-style bike rack . provide wheel stops I QUESTION: The Decision states we can have concurrent permit reviews, so can Building Plan Review proceed while we're taking care of these items? Here is a list of needed changes we'd need to make to the plans just submitted for Superior Green's interior work (phase lll): a) Add note to cover sheet / existing site plan stating all site work to comply with Final Site Plan and Conditions of Approval, referring to #811-19-000071-TYP2 b) Remove new refuse canister location (need verification) c) Add notes to plumbing/floor plan to provide floor drains for vehicles as per COA Thanks for your further help on this as we try to figure out how best to proceed. will Willard C. Unfortunately the MDS LUCI we agreed upon and was submitted for is not applicable as it was contingent on the Site Plan, as reviewed and approved, being complete. ln order to proceed with the change of use LUCI, all requirements of the Site Plan, Case No. 811-19-000071-WP2, must be completed or the new applicant (your client) must go through a full Minimum Development Standards review to complete the minimum requirements. l've tried attaching the Staff Report and Final Site Plan for you to review but I keep getting a message that the attachments exceed your size limitations.
