Thanks for sending it. It looks like the drainfield doesn't scale to the minimum 10' setback to the adjusted property line. I would need a new plan scaled to the correct minimum setback and note the setback for the drainfield and the house to the adjusted line. The house setback is a minimum 5' which it exceeds. It also doesn't look like the additional 10' jog in frontage is shown for Property 2. The Lane County approval has a condition of approval for dedication of 40' from the center line of road for Lot 2 only. The email is from out system when I sent the completeness letter out asking for setbacks and a copy of the Lane County Partition/Subdivision approval. I think she received it from the owner of the Hayden Bridge Road property. I am working on the dimension on the east line of Property 2. Can I email you what the dimension is? Also I received an email concerning if the property is in the city or within the UGB. The south 300 feet is within the UGB and the remainder is in the county. The adjustment will not effect the property in the county, therefore the county should not be involved in the adjustment, in my opinion. The applicant's request is for a 2 -lot division, with one parcel to the rear pf the property (parcel 2) being served by a 6o" trip for access. Staff recommended approval, subject to right-of-way dedica on to 30' _'from centerline on Old Crow Road. Health & Sanitation and Public Works concurred in that recommendation. Motion: Obie moved, Davis seconded, that the minor subdivision request of Stanley McKinney be approved, subject to dedication as outlined by the staff. The motion carried unanimously. 7. The items listed below are needed to make the application complete for review: 1. The narrative describes a Minor Partition approved by Lane County in 1970 and says it is attached, however the partition was not included in this submittal. Please provide a copy of the Lane County Partition dated April 14, 1970. 2. Setbacks are not indicated on the east line of Property 2 which is proposed to be adjusted. Setbacks are required to be indicated from the structure to the proposed line as well as the existing drainfield. The Lane County Sanitarian requires a minimum 10' from the drainfield to a property line. The plans seem to depict less than the minimum setback.
