The zoning for this parcel is Community Commercial (CC). The Eugene-Springfield Metro Area General Plan designation is also Commercial. The site is in the 5-year Time of Travel Zone with the Drinking Water Protection Overlay. The current use is a permitted use in the zoning district. The surrounding zoning is the following: R-l to the north, CC to the east and west and R-2 to the south across Marcola Road. This development would have been approved by Site Plan Review however the file could not be located.
